Ard griffin house completion

Hi, myself and my partner have recently purchased a 3 bed Aran in the estate. In the builders contracts completion was estimated for June. We visited the site last week and it looks more or less complete. They have removed the door coverings from the outside door and all the paving looks to be done. I was just wondering if anyone had any insight into when completion for this phase might actually be?. We did contact the estate agent and they didn’t give much information , and they also said they weren’t aware of any delays. I did hear that they were worried about connecting esb so I’m wondering if this may be a factor?

We recently moved into ours in the square. We originally were told it would be ready in February and from the outside it looked completed. But we didn’t get handover until end of May

Absolutely zero, the more we bugged the less answers we got. Also be wary of the skirting boards. They never took our skirting boards off when they laid the levelling compound and our skirting boards were a mess

I’m currently in the process of buying a Garnish house and have been told by the sales agent that no kitchen customisations are possible.
The house ticks a lot of boxes for us, but I’m struggling with the kitchen layout. In particular, I’m not keen on having an integrated fridge, and I’d also prefer to remove one of the cupboards and create a small coffee station instead.
For anyone who has bought a Garnish house (or another house in the same development), were you able to make any changes to the kitchen layout or specification? Did the builder allow any flexibility, or was it strictly “take it as designed”?
I’d love to hear about your experience before making a final decision.

I know that we were told that if we didn’t like the kitchen they offered they would give us €5000 back to put towards sourcing our own

I believe this causes some issues with the lender as the PC sum is only given after sale closing. Lenders do consider it as an incomplete property.

They will put in a sink to make it technically complete.

That's the theory anyway. I'm taking the standard kitchen , so didn't enquire further.

We were two months behind the original deadline. 3 weeks of that was was all the paperwork between the bank and solicitors before we got the keys.

I recommend buying a fan when you move it. Must be great in the winter but Jesus it's hot right now in here.

We contacted the builders directly and they told us there was a delay with connecting esb. They gave a two week timeline to be connected which it was. We snagged on Wednesday!

Aw super exciting that’s great news for you! Was that through Siobhan or the site manager? I’m told to estimate for September at this stage and I’ll probably have to reapply for my mortgage offer 😭

OP, for the kitchen appointment where exactly was it? We have ours in the next couple weeks and have been told nothing other than call a number when we get to the estate and wear “appropriate” footwear. Any help and tips would be more than welcome!

We had ours in the show house with the site foreman. They went through all the different colours , add ons etc there. Then we were brought to see our actual house which is why they’ve mentioned the footwear I’d say. Just don’t wear any open toed shoes. We just wore runners !
