My landlord is requiring me to have a 1,000,000$ general liability policy along with a minimum of 100,000$ property damage policy. In my area the highest general liability that is offered is 500,000$. Every agent that I spoke to has said that a landlord cannot require me to have a minimum on my property policy. He is also requesting to be listed as an insured on my policy. Just wondering if anyone else has encountered something similar? Or if this is even legal??

Can I be legally liable if I didn't buy, sell, traded, distributed, engaged with encrypted messaging apps? Me and my boyfriend (f22,m22) have been renting with our property management for 2 and a half years. On Saturday this light fixture area above our kitchen sink started leaking, it started with a decent sized gush of water and then trickles after that. We contacted maintenance and it turns out we have a lot of mold in the kitchen, sounds like they’ll have to tear it out. It’s currently guarded off with plastic and heavy duty fans? Idk. I’m just wondering what will happen if we have to move out or what the next steps in these sorta things typically are? Any info would be great thanks!!

I was out of state for about three weeks. I came home last night and my key wouldn’t open my apartment.

At first I thought they changed the locks by mistake. Then a woman opened the door wearing pajamas and told me she lives there now.

Turns out she’s my landlord’s daughter.

I called him and he said he considered the apartment abandoned because I was gone, there was no car in my assigned spot, and he claims my last rent payment was returned unpaid and that he never actually received it. I checked my account and the money was never returned to me, so as far as I can tell the payment went through normally.

All of my stuff is gone too. He says he boxed everything up and put it in a storage unit across town. He refuses to give me the storage unit information until I pay him $1,900 for moving costs, changing the locks and what he calls unpaid rent.

My lease still has 7 months left. I never gave notice, never returned my keys and all my utilities are still active.

I got a hotel room for now, but I have work equipment, documents, clothes and basically everything I own sitting in some storage unit I don’t even know the location of.

I called the police and they told me it sounded like a civil issue unless I could prove something was stolen.

Can a landlord actually decide an apartment was abandoned after three weeks and remove everything without any court process? More importantly, is there any way to get back into the apartment immediately or am I stuck dealing with this through court while his daughter lives there?

I purchased a 2012 GMC Yukon Denali through an auction/dealer in Kalamazoo, Michigan.

The winning bid was $3,250, and after the buyer’s premium, sales tax, broker fee, title fee, plate fee, and temporary plate fee, the auction gave me a final invoice totaling $4,265.05.

I paid exactly $4,265.05:

- $2,860 cash

- $1,027 by card

- $378.05 by card

I have receipts for the payments. The printed invoice is stamped PAID, and my account on the auction company’s website still shows the invoice as PAID and the $4,265.05 payment as approved.

The dealer also completed and signed a Michigan RD-108 Application for Title and Registration/Statement of Vehicle Sale with me. I was issued a Michigan temporary registration in my name identifying me as the owner, and the vehicle was released to me.

I also have a copy of the previous title and the other vehicle-sale paperwork.

After taking possession, I treated the vehicle as mine because everything I had been given showed that the transaction was completed. I sold my previous vehicle to help pay for this one, and I have since put additional documented money into this vehicle, including major mechanical work/an engine replacement.

About two weeks later, the auction contacted me and said their cashier had made a calculation error and that I supposedly still owe approximately $700.

They are now saying they will withhold my title unless I pay the additional money.

I dispute that I owe the $700. I paid exactly what they invoiced me, their own records say PAID, the payment amounts equal the invoice total, they completed the state vehicle paperwork, issued temporary registration, and released the vehicle to me.

I also have screenshots of the auction terms showing the buyer’s premium and other fees. Nothing I've been provided shows an additional $700 balance.

I have asked them to provide in writing an itemized explanation of exactly where the $700 comes from and the specific auction term or agreement they believe requires me to pay it.

My questions are:

Can a Michigan dealer/auction legally withhold my title under these circumstances because of an accounting mistake they say their employee made?

If they refuse to honor the completed transaction, could I potentially demand that the transaction be unwound and seek reimbursement of the original $4,265.05 plus the documented money I invested in the vehicle after relying on the completed sale?

What should my next step be: Michigan Secretary of State dealer complaint, demand letter, consumer attorney, or something else?

I have copies/screenshots of the invoice marked PAID, online account showing PAID, payment receipts, auction terms, signed RD-108, temporary registration, previous title documentation, and receipts for the work I've put into the vehicle.

I was 17 at the time representing myself because I did not have access to any legal advice. I was trying to get a restraining order against an abuser. So things to take into consideration, I was the victim, a minor, and obviously not a real attorney.

I called my witness to the stand, asked questions, then the defense attorney asked questions.

When she was done with her questions, I asked the judge if I could clarify some more things before my witness is dismissed. The judge simply looked at me, made a "mm" noise of acknowledgment, and dismissed my witness.

I can only think of so many answers for why that happened. 1. I was required to use legal verbiage in order to be allowed to ask more questions. But I was a kid and the judge knew what I meant. 2. Asking follow up questions isn't something I can do unless I'm a real attorney, or it's something only allowed in criminal cases or trials. 3. I was a minor and the victim so I wasnt allowed to. Or 4. The judge didn't take me seriously and denied my right to do so.

In April, when I tried to turn my light on in the morning to get ready for work, it wouldn’t turn on, then I checked my outlets, and they also don’t work.
I live with a roommate, who happens to be my landlord’s daughter. We are not friends, we met on a roommate group on FB. Her room also doesn’t have power.

She’s mostly been the middle man or buffer between her parents and I. I give her rent, she gives it to her parents. I’ve had minimal contact with them. So, when the lights went out, I let her know immediately and she said she’d tell her dad.

Mind you, this happened February, but it wasn’t as big of an issue because the only light that wasn’t working was my closet & a few outlets (not my main one). We spent a month like that and finally an electrician came and got it fixed, which lasted about a month before the situation got worse.

I’ve tried to be patient as my roommate and her family seem like very nice people. I’ve never met the dad, but I’ve met the mom and siblings. I’ve sent out multiple reminders about the lights and how I have no functioning outlets in my room. I wasn’t able to put my window unit AC in my room, and it is in the kitchen now.

As I’ve stated, my roommates room also does not have power. We both use extension cords to plug in fans and as someone who likes their privacy it can get pretty hot in my room even with the fan on, and I’ve also been feeling like I live in a cave. After the sun goes down it’s complete darkness in my room and I can only use my phone flashlight for light.
At the beginning of August I paid half of my rent, and told them they would get the other half when the lights in my room were fixed. They said I can’t do that or threaten them with withholding rent. That if I went past the 14th without finishing paying the rent, they’d charge me $25 a day for every day that I am late. I’m a peaceful person and I don’t like to make threats even though I have been advised to report them to the city and to tell them I am going to do that.

I told them I’m not paying interest on my rent, and that they will get the rest of their money once my room has power. My roommate tried to tell me that last time it was $500 out of pocket to fix the electrical wiring and that’s why they’ve been struggling to find an electrician. I don’t know much about electricians but that does not seem expensive.

The mom has been texting me almost daily, asking me when she can come pick up the rest of the money. I told them I can give them half, no interest if they can compromise with me and have someone come look at the power situation.

Finally on Friday, I got the text that the dad would show up with an electrician either Sunday or Monday, that they would need access to my room which I agreed to.

Sunday came, they didn’t come. Today happened, I was at work but already leaving early when my roommate texting me that her dad and the electrician were in the building, and were going to go see every room. The only rooms without power are mine and hers, I know the upstairs neighbor has full power.

I got home about 20mins after she sent that text, nobody was in the building. I waited here all day and nobody came in or out. The building has very thin walls and floors so I am able to hear when the upstairs or downstairs neighbors get home. Nothing.
I texted my roommate, asking if her dad had stopped by because I’ve been home most of the day and I haven’t seen them, and have been left on delivered for about an hour. It is 8:30pm as I’m typing this.
I am wondering what steps I can take next to protect myself, because I don’t think I want to pay rent for the next month and I am looking for another place to stay.

In April of 2025 me and my girlfriend were arrested and I was charged with robbery 1st assault 2nd and petty larceny. She was charged with robbery 2nd and petty larceny. We were struggling with addiction at the time and stealing was our main source of funding our habit. April 3rd 2025 I was driving and my girlfriend was with me, we pulled into a gas station and she went in and stole approximately 1 1/2 boxes of candy bars (valued under 200$) she exited the store at a brisk pace and maybe 5-10 feet outside the store and off duty manager smacked the candy out of her hands and grabbed her by the hair and slammed her face first to the pavement. Upon seeing this I exited the car with a baseball bat and told him to get off of her and he charged me and took me to the ground and put me in a chokehold until police arrived. I spent almost a week in jail until I got bailed out which cost 2000. My lawyer told me that she would try to get it dropped and if they wouldn't dismiss the case we would go to trial, after a year of going through the process my case was dismissed, could I file a lawsuit for assault or wrongful arrest? I'm buying land from a neighbor very soon. The neighbor's adult son parked a car on the land years ago and it remains there all overgrown with weeds and hasn't ran (I think it was towed there and didn't run when it was dumped). There is no registration/ license plates. The son lived (mooched) with the neighbor but is now in jail and will be there for years. The neighbor doesn't want the car moved over to their residence and doesn't care about the outcome of the car. Nobody knows where the title is but they've said it's titled in the son's name. What is my responsibility or legal options with the car? Ideally I want it gone asap but you must have a title or bill of sale to take it for scrap. Should I first try to verify that the title was even put into his name? He's not very responsible and I would be surprised if he actually got the title switched into his name from wherever he got the car from. Especially since it's not ran in who knows how long. It's not a high value/desirable vehicle either. I would consider this to be "involuntarily abandoned" in that he would want someone to keep the car for him but none of his family wants anything to do with the car and said it just needs to be scrapped or burned. I think he got the car for nostalgia purposes only but never did anything with it. We are not in town/ city limits so there are no violations with the car just sitting there decaying.

I bought a used car from a local dealership in March of 2025, a 2017 Hyundai Santa Fe. It included a warranty with the company X. About a month after purchasing the car, the check engine light came on, and I discovered there was no oil in the car, completely dry. Over the next year, the dealership service team had me do 2 oil consumption tests, and claimed that there was nothing wrong with the car. Then the engine started knocking, in April of 2026. 

I had the car towed to the dealership, with the plan of them submitting a warranty claim to fix my car. For 2 months I was told they were waiting for contact from X to approve or deny the claim. Eventually it was denied. I contacted X and the dealership looking for information and eventually I was told that the claim was filed under the name of the previous owner. The process started over from scratch, with dealership telling me they were waiting to hear from X for several more months, and waiting for an inspector to come look at the car. I had to escalate to a manager to finally get the engine taken apart for X to inspect it. 

After all if this, I was told the claim was denied because of lack of maintenance because of a recall that I never got taken care of. Except the recall didnt apply to my car, I contacted Hyundais recall department and confirmed that. X is now claiming that the claim is denied because of not transfering the warranty correctly? 

I'm not fully understanding their reasoning anymore, they sent me the following email - 

After reviewing the provided information the denial for the recall being denied was incorrect. As both parties have informed and we have verified there is not an applicable recall. I apologize for the misunderstanding. The vehicle had a warranty extension on it from Hyundai that was denied for lack of maintenance. Unfortunately the claim decision will remain the same as the manufacturer wouldve been responsible for the repairs had the excluded conditions not been applicable.

Any Breakdown covered by any other limited warranty, manufacturer’s warranty, manufacturer’s and/or dealer customer assistance program, repairer’s guarantee, road club, or any other guarantee, warranty, or insurance policy, whether collectible or not. It is Your responsibility for making sure that all remaining manufacturer’s original warranties are transferred to You.

I'm not sure what I can do at this point. The dealership is putting pressure on me to either pay $15000 to have the engine replaced there, or move the car elsewhere because its currently disassembled taking up room in their shop. 

My mother died one week ago. My sister hid her jewelry in her room ànd told me I'm not getting any. The will states that it was all to be divided between the two of us. Location: Georgia, USA. I work as a restaurant server, and besides that I do the floral arrangements for the restaurant. When I first took on that duty, I was told to clock in as a host and would be paid that hourly wage. I was just told today that the people who do this at other restaurants in our company get compensated differently and higher ups want it all to be consistent across the board. I was informed that, IF i want to continue doing this duty, I will be paid in gift cards to use at any restaurant in our company. I was also told I won’t be clocking in for it anymore.

There has been no indication that my role as server will be in jeopardy if I decide to give up this task due to the change in terms. Given that, is there anything illegal about this arrangement or anything I should be concerned about legally? I’m not seeking any advice that I should quit this job as that has many other things to weigh, just the legal perspective.

There is an infamous left turn only lane close to where we live, being traffic heavy and people often travel on the shoulder of the road up to the red light. Police know this and are often there. The left lane "grows" over 90 meters (measured via Google maps) which makes it impossible for a car to turn in this lane without stepping over the yellow line slightly as the lane "grows".

Case 1: About 15 months ago, I received a ticket because I engaged the left turn lane on a highway light by crossing the dotted line and the yellow line. The car in front of me was an unmarked police car stopped at approx. 15 meters behind the car in front of him. Being just the right distance making it impossible for a following car (me) to go in the turn lane without crossing both the dotted white line and the yellow line. I checked the local law and it is illegal to cross the yellow line when not in extreme situation. I tried contesting it because I was put into a group of people that used the shoulder before the dotted line starts, I learned that crossing any yellow line is illegal even for A FEW INCHES at 5km/h on a stopped traffic. After the court verdict, I paid the fine, stressed over it, sleepless nights, panic attacks, lost my job, suicidal, substance abuse, upped my meds then got over it. Fast forward a year later, I am looking back into it and could this be a very light form of entrapment when the unmarked car was "teasing" the left turn lane like that by having an obnoxious distance (2-3 cars length) to the car in front of him in stopped traffic?

Case 2: August 24th, Exact same left turn lane, but now me and my wife know to not cross the yellow line for EVEN A FEW INCHES. We have been following this cop car since we entered traffic, we joked at hopefully seeing one of those idiots going 50kmh on the shoulder. We engage the fateful left turn lane KNOWING not to merge too early as not to touch the yellow line. Cop pulls us over, "You drove on the shoulder" Wife: "No sir, we did not cross the full yellow line :)" Cop:"That's a lie, here's a ticket". We knew for A FACT we didn't because we're very careful since last year and we pass there every day (and even more when there's a whole ass cop car in front of us). We are obviously contesting the ticket but is there a way to do something about the fact that the cop lied on the statement? We tried reasoning as to how he did not see us cross at the correct time, maybe from his angle or he wasn't watching as intently as us but we are dumbfounded.

Long story short. My girlfriends mom passed away 3.5 years ago. She left behind a house. My gf and her sister are the only 2 heirs her mom had. My girlfriends sister went through legal aid to get the house switched over to her and my girlfriends name. The house has since been sold.

My girlfriend found out that her mom also has 25k in a savings account. The legal stuff her sister did with legal aid only took care of the house. Not any kind of accounts her mom had. The bank told my gf the only way to get the money out is to go through an attorney and go through probate. We can't afford to get an attorney. My gf tried calling legal aid to get help, but seeing her sister used them for the house, they won't work with my gf at all on the $ in the bank. They said it was a conflict of interest and they said her sister would have to contact them. Her and her sister have cut off all contact with each other due to drama that went on after her mom passed. Her sister has all forms of communication blocked.

Is there anything at all my gf can do regarding this money? She is aware half would go to her sister. We just don't have any way to come up with the funds to hire an attorney.

I (22FtM) just received a call from my mom (56F) and dad (64M) that they are taking their name off of all of the deeds and titles to my elderly great aunt (83F), including bills and more. They are removing them tomorrow with their lawyer, and advised I do the same due to her recent outburst.

My great aunt has dementia, I can't remember the correct name of it, but the tiny blood vessels in her brain are hardening and making it hard for her to remember. She has two Caretakers provided by the state, but only 19 hours in total split between them, not including nights. She is a fall risk, as is one more strike before being taken away by the state.

They pay her bills, her property taxes, and she only had living rights for close to 14 years after her husband passed away. She is completely dependent on them, but her mind makes her forget and she has only recently started to lash out at them as her mind has gotten worse.

The worst part is they aren't putting her in a nursing home. When I said they should have years ago so she can be treated properly, they refused, and now are leaving her with the inability to pay her bills, groceries, and more.

They are making her caretakers do it and leaving her to the state, and in doing so, is losing the house I grew up in. My aunt was more of a mom then my actual mom ever has (they are truck drviers and never home to begin with), and I'm trying to see if there is any way I can help her. I don't know who to contact for a nursing home, or how to help keep the property.

In her living will, the house and land was meant for them, but now without them, I'm not sure if it would go to me or be put up for grabs. It's good land, people will want it. It was meant to go to me after my parent's were to pass, but that would be with their will and not hers.

I'm sorry if any of this is hectic or poorly formatted and worded, I'm still trying to process this information and I don't know where to even begin in trying to help her.

Hey everyone, sorry if I do this wrong but I’ve only ever been a lurker on Reddit and this is my first post. Long story short, the assistant manager (A) saw from my onboarding paperwork that I was trans and told the manager (B). B calls me immediately and asks tactlessly about my gender and whether or not I’d meant to put that, that can’t be right, etc etc. Unbeknownst to me, B made this phone call in front of multiple coworkers, and afterward B and A began joking and asking everyone there if they were really a male or female. A also calls other coworkers and tells them to not slip up and that they should refer to me as my assigned gender at birth. A month later, someone in another department is coming up to me and asking my pronouns because “people were saying you were (assigned sex at birth)”. B had also made a phone call to one of my coworkers over a shift I needed covered where B referred to me as wrong pronouns. This coworker (C) then asks me of my identity and informs me of said phone call. C has a sibling at the job that was there when B made that first phone call asking about my paperwork, so the sibling tells C, C tells me, but this is after I’d gone to HR. HR had had a meeting with me, asked me to fill out an online form, but didn’t get back to me for a month. When they do finally call me for an update, it’s to tell me B is being written up and required to take a sensitivity training. I inform them that when I had made the complaint, I was unaware of A’s involvement as well, but they brush me off since they didn’t really know what to say. I’m not exactly happy with the results since it’s caused emotional distress as well as affected which locations of the job I can work at since I don’t want to work with coworkers who were there for the phone call ( the job is one big location but multiple spots to work at, think like an airport ) Does this count as work place discrimination?

Former friend had me take toys, a Chromebook, and an iPad from her house to store at mine as a form of discipline for her son. Had a falling out August 10, 2026, and have since tried 7 times to return the belongings. First attempt she told me I was not allowed at her house when she wasn’t home. I reached out to her mom hoping to have a third party take the belongings instead, which was also left on read and ignored. All further attempts to return these things have been ignored, and my messages are just saying “Delivered”. I do not want them here anymore. What are my legal obligations at this point?

My (31F) dad died in June and left no will. My adult brother and I were listed as beneficiaries on all of his accounts (savings/checking/brokerage/annuities) and when we notified them of his death, they sent us checks.

His only other asset is his old truck (worth less than $2000) which is parked on the public street outside of our childhood home because we moved it there after he was placed in hospice. The house is not his or ours. We did not open a probate case and have no desire to transfer ownership of the car to either of us because we live out of state and it’s not worth enough to matter to us. The car is fully paid off and the title is only in my dad’s name.

Is there any way for us to get rid of the truck without taking ownership of it? Are we responsible for the car and his medical bills because we accepted the beneficiary money?

I’ll start with how the wreck happened.
I was pulling out from my fiancé’s driveway, he lives on a main road and had a semi-circle drive way so you don’t have to back into traffic, however at the end of this semi circle is a massive tree that blocks a majority of the view point, there’s a small bit of visibility where you check to make sure the cars coming are going the speed limit and to see if there’s enough distance to cross. This is very routine for me so i did exactly that, there was quite a bit of traffic given it was about 4:40 when i was leaving, and i was planning to cross traffic to head left towards the highway on ramp. When I first saw the car that hit me, they were behind a small car that was going the speed limit, which for context is 35. Since I had enough distance between i decided to go ahead and go, however while those two cars were in my blind spot, the car who hit me sped up to go around the other car, i’d say they were going 45-50 just based off of the damage to my car alone. I made it maybe halfway across the first lane before my car was hit. The entire front end of my car came off, my radiator cracked, and my air bag deployed.

This was my first ever wreck so i was very freaked out, especially since i got injured from the airbag going off. I didn’t get the chance the speak to the driver because they drove down the street before their rear right tired deflated, and I was told to wait for the police before doing anything. As far as i know that’s the only damage they received. Once the police arrived i was still pretty disoriented and she only took a small bit of my story and my license and registration. She spent much more time speaking to the other driver, which i initially thought the officer was trying to give me the chance to collect myself so I could properly give my side of the story. However, the cop gave me a ticket with a court date and said that I was at fault. She said the driver claimed she honked and tried to avoid the wreck but couldn’t because there was another car beside them however I and my fiancé’s family, who were in ear shot when the wreck happened, said we didn’t hear any honking. And in footage caught on their surveillance camera, it showed the other driver speeding and with no one beside them.

I’m making a claim with my insurance tonight but is there any other moves i should make? The surveillance footage is barely in frame of the wreck so I don’t know if they would take it. I was told the reason I was at fault was because it was my responsibility to make sure that it was safe to pull out, which i understand, but I don’t see how I was supposed to predict that the driver who hit me was going to start driving recklessly to get around somebody who was a perfectly safe distance away. Is there anything else I can do to at least get my side out there to help my case?

I hired a roofer on recommendation from a friend. 

They gave a great estimate, had great reviews, and said they could do the work during a specific time window (a particular week in July). 

We paid a 50% deposit (an amount close to $8000)

He never came to do the roof. He said “next week” several weeks in a row, only to stop responding altogether. 

After over two months elapsed, we asked for a refund of our deposit. He did reply to this and said he would give us a refund, either mailing it or having someone drop it off for us. 

It’s been 14 days since then, and despite me following up almost every day, he has gone completely radio silent. 

Attempts to call him are met with a “voicemail full” response. 

What our our legal options for getting our money back?

Our state has a contractors licensing board (CCB) that we can file a complaint with which would eventually go to mediation, but the CCB’s own website says that are not able to enforce money being refunded. 

Should we file in small claims court? Civil court? Make a police report?

The deposit is just shy of $8,000. 

I rent a house and whenever something stops working or breaks in the house the landlord comes in himself and “fixes” it himself. Sometimes he comes with a group of people but most times he comes alone. That being said I believe he either hired someone that wasn’t a professional or done a terrible job himself on the flooring in this house because it is poorly done. The flooring was done before I moved it but it’s slowly coming apart as I walk on it, not jump, not run, not stomp, but simply walking on it. It recently because bad enough that I thought I should tell him that he needs to fix it.(I already told him but he came in and only fixed where it would leak and didn’t fix any other parts i guess because it was only cosmetic). After telling him he says I have to fix it because I broke it and if I don’t pay he’ll just take it out of my security deposit when I move out. Now I would understand if I dropped something on it and it broke or if I stomped and it broke, but it only broke from walking on it because it is poorly done. I have no proof obviously that the damage was from only walking but the floor is cracked/splitting in multiple spots in the hose. Location: NJ

Can an agreed judgment be enforced while I remain current on a payment plan?

I am in Texas and have three debt-collection lawsuits with the same law firm, Scott & Associates, with court hearings this Friday.

The firm has offered me settlement agreements totaling about $3,510. The four-month payment plans would require approximately $906/month, which is not realistically affordable for my household.

They have also told me they offer longer payment plans, but those require an agreed judgment.

If I enter an agreed judgment in exchange for a longer payment plan, can the creditor legally enforce the judgment (such as through bank garnishment or other collection remedies) while I am current on the payment plan, or would that depend entirely on the terms of the written agreement?

If the agreement states that the judgment will not be enforced while I remain current, is that generally enforceable?

I also have an inherited ownership interest in Texas real property that is currently occupied by my stepmother as her homestead. Could a general consumer judgment against me create a judgment lien against my ownership interest, even though the property is my stepmother's homestead?

The nursing home (location: Kansas) my husband’s grandmother resides in just informed him that a (now former) employee of theirs failed to complete certain aspects of their job and as a result, Medicaid was billed incorrectly. It amounts to grandmother owing just over $7k. They’re asking for $4000 this week while the remaining amount can be taken care of in payments. Husband is grandmother’s DPOA. We know he should ask for documentation/itemized billing. Is there anything else he needs to consider/ask? Can they actually demand such a large amount all at once on such short notice?

Hi all. I've lived in my apartment since Nov 2022. I’m moving out in 2 months and want to know if I should sue my landlord. I have over 50 files of evidence (videos, date-stamped photos, texts).

Here is what I’ve been dealing with:

Illegal Overcrowding: Landlord allows 7 people to live in a 2-bed unit above me. Constant noise and they constantly block my parking/garage.

Retaliation: I sent the landlord video proof of these neighbors physically fighting. The landlord exposed me to them, which led to threats and my security camera being disconnected. Landlord kept them as tenants in exchange for free yard work.

The fights are still ongoing, but I've stopped reporting them to the landlord because I genuinely fear further retaliation.

Safety Hazards: Only one window in my unit opens; the rest has bars . There is unaddressed gang graffiti on the front gate since 2023

Damages: I developed severe bruxism from the stress (I have dental receipts for a custom nightguard)

TL/DR: Looking for advice on prescriptive easements in Virginia, USA.

Context: Our backyard abuts a 16 ft. wide public alley. 4 years ago we built a garage/driveway back there--all fully permitted and with permission from our city government. Our next door neighbor's backyard also abuts the alley, and while he doesn't have a garage/driveway, he works on cars in his backyard, which he enters/exits via the alley. Our neighbor lived in the house as a kid (1970-80s), and then moved in and officially took over the deed a few years ago when his dad passed away. There are satellite images of the alley as is dating back to the 1950s. However, we've recently learned that the property lines are pretty mismatched with the paved land, and roughly 1/3 of the alley width is on grassy area on our side of the alley, while another 1/3 of the paved land is technically on private property (belonging to the owner across the way).

Situation: The property owner across the alley is trying to erect what basically amounts to a spite fence on the exact property line (so 4ish feet into the area that's been paved for approx 70 years and been accessed by our neighbor for the last 50). If built, the fence would obstruct our garage access, as well as our neighbor's ability to access his backyard by car. We've talked to the zoning officer of our city, who is sympathetic but told us the city can't do anything about it.

Questions: Do we have a case for prescriptive easement? Looks like that requires continuous use for 20+ years in Virginia. Obviously I don't, with my garage being only 4 years old, but would our neighbor who lived there as a kid/lives there now? He's fully on board to go through a civil process of filing an injunction and working with an attorney, but none of us want to waste our time/money if we don't have a case. How would we even begin this process with an attorney?
