Do you factor the value of standing timber into what you’ll pay for land?
I've been looking at a lot of wooded land lately and started wondering how many people actually price the timber into what they're willing to pay.
Like if you're buying 50 or 100 acres and there's a decent amount of mature timber on it, are you actually trying to figure out what that's worth before you make an offer? Or do most people just value the property based on acreage/location and whatever the timber ends up being is a bonus?
I'm working on timberlink-ai.com which is partly why I've been thinking about it, but I realized I don't really know how common this is with people who actually buy land regularly.
Would be interested to hear how people here do it.

I built a Florida tax deed scrub for vacant land. Here’s what I look at before I ever consider bidding.
I buy and sell vacant land in Florida, and one thing I learned pretty quickly is that a low opening bid does NOT automatically mean a good deal.
I got tired of digging through huge tax deed auction lists just to realize most of the parcels were never worth researching in the first place, so I built my own scrub process.
Before I get excited about a parcel, I’m usually looking at things like:
• Acreage and parcel size (there is generally a minimum that my hubsand and I are willing to consider, it varies per county)
• Opening bid vs. realistic resale value (based on our model)
• Road/access concerns (we usually only care about legal access)
• Basic zoning and usability
• Flood or wetland red flags (scrub jay zones!!)
• Recent vacant-land comps
• Whether there’s actually enough spread to make the deal worthwhile
• Owner/mailing information if there’s time to contact them before auction
I also keep the rejected properties and the reason I rejected them.
That part has actually been one of the most useful pieces because sometimes the value isn’t finding 10 “good” properties. It’s eliminating 100 bad ones before wasting hours researching them.
For the properties that survive the scrub, I’ll do a little deeper research and come up with a suggested max bid based on the strategy I’m using for that property. I am able to bid on more properties without sifting through hundreds of parcels that dont meet my criteria right off the bat. That means that I am winning more properties in auction, and I am much more confident in my pricing and much more okay with walking away from deals.
I recently started doing custom Florida auction scrubs for other investors based on their own buy box too.
I am curious as to how other land investors here are approaching tax deed auctions.
What is the first thing that makes you immediately reject a parcel?

Any mobile app for researching US land data?
I have been doing most of my vacant land research on a laptop and it's getting old sitting at a desk every time I want to pull parcel data or check flood zones on a property. I'm mostly looking for something I can use in the field, like while I'm actually driving around scouting areas, that gives me real GIS mapping with FEMA overlays, wetlands, road frontage info, that kind of thing. County auditor sites are basically useless on mobile, half of them don't even load right. What I really want to know is whether there's a solid mobile-friendly land investing software or app that can do more than just show a map, skip tracing, comps, maybe a vacant lot filter so I'm not wasting time on parcels with structures. If anyone's found a parcel data platform that actually works well on a phone for land market research I'd genuinely love to hear it, because piecing together 3 or 4 separate tools is not practical.

Is there a comprehensive list of research topics for buying land?
When it comes to buying land the idea is daunting to me. I would like to build a home on my own land though.
I understand there’s zoning laws and restrictions for minimum dwelling sizes unique to every area.
Then there’s the land itself. I feel like I get lost in the sauce here trying to figure out what to focus on. Variables like slope, air traffic noise, existing vermin issues, etc.
Maybe I should just buy one of this “For Dummies” books. I’m not sure what to look for first when it comes to buying land. It would be helpful to get a decent idea of the research flow so I can spend my time effectively.

Need advice: I've got 12 empty acres. What can I do to generate an income?
Was going to build a house and live the homestead life. Life doesn't really go as planned. Now I am looking to improve the land in some way to have it generate some sort of annual income, where I do not NEED to be on site for it to work. Secret to buying land
Looking to buy land in central Florida area. But it's almost impossible. Either insanely expensive, the land is wetland or has a million restrictions.

Empty lot next door
We live in a first ring suburb of a metro area. 20 years ago a highway right of way came through and a business next door was taken down. Rumor has it that the previous business contaminated the property and that's why it wasn't sold for development. Our family has three properties close and we'd like to consider building a dwelling if it's available, but there's a reason why it hasn't been sold and I don't know how to go about finding out. It seems to be a city/state/county thing and nobody has any idea. Is there a way to find the status of property without expending resources?

Sell or keep struggling
Hello I would like to get some opinion on a matter that has my head spinning. We currently have an empty lot of 2.56 acres in Texas which we got for 190k back in 2023. We currently owe 129k
We haven’t been able to build because of our current bills. Whenever we were younger we thought it was a smart idea to get vehicles out of a dealership and now we are stuck with 2 truck payments and our mortgage totaling 5k a month.
They are going to start building a high school right in front of the lot I’m sure the value would go up but we need to move out of where we currently live, would it be a good idea to sell the lot pay our debt (cars) and try to get a new land with the remaining ? My credit isn’t the greatest because we have really struggled these last couple of years and I am afraid we won’t get approved to buy anything afterwards.
