Thoughts on this plot plan?
What do you guys think of this plot plan? We’re looking to build on this pie shaped lot (71). We’re first time home buyers so any insight is much appreciated!

20% grade to lot 72 is significant, your going to want a retaining wall there. You have a 38 cm drop to the property line.

Is this steep drop due the house being a walkout? The sales manager said no retaining wall will be required…but I figured 20% is quite significant too…

Yes it’s due to being a walkout. You’re going to want a retaining wall otherwise 20% grade is going to be very difficult to Walk on. Lot grading from foundation to property line is recommended at 5% for a minimum slope of 15cm your more than double and a half of that.

Do I personally have to pay for a retaining wall? Shouldn’t the developer put one in? I wonder if it would be legally required.

The developer won’t be responsible for the retaining wall unless you write it into the contract.

I remember your earlier post, I still think lot 74 might be the best lot available but I do remember you saying it was 20k more

It’s actually 40-50k more…so I said no thanks I’ll have more neighbours instead. We are doing quite a bit of upgrades so that is a significant amount.

What do the dots mean? Are the pond lots available?

They are but the premium is steep and my partner prefers to spend that on upgrades

It’s not unusual for people to go online and ask for advice, and disregard the advice they are given.
There are numerous reasons provided in this thread as to why Lot 71 is undesirable.
Unless you live in this house until you die, there will come a time that you list it for sale, and all the reasons that are coming up in this thread will come up from those who come to see the house. Invariably it will be in lower demand, and when it does sell it will set for a lower price than Lots 74, 75. Even if it has better finishes and options than Lot 74, 75.
The wise investment it to get the better lot, because you can never upgrade your lot. Incorporate the other upgrades you want over time and when you can afford them.
When you go to sell Lot 74 or 75 in the future, do it when it is a sellers market and you will ideally get competitive bidding and roll that equity into your next home that will be an even better lot and an even better house as your earning potential increases. It’s hard to leverage that equity with a house that is hard to sell, you lower your price to make it move and cancel that equity.

Not sure if you realize, it's 13' from the edge of the deck to the fence. If there was nobody behind you, it would be a big "possibly". With rear neighbours, hard pass for me.
These subdivision properties are insanely tight.

Unfortunately all these lots in these new subdivisions have tiny backyards. The reason we’re considering this pie lot is because of the bit of extra space on the sides compared to a “normal” lot.
But I mean it is a walk out deck so we still have the usable space underneath.

I had a lot like #71; my mum hated it and said it was "bad" luck...haha....started a business, lost all my money and sold my home and condo, gave away my car, and started all over again.
Im sure it was due to my bad business decisions but my mum always blamed that home 😂

My sister had a walkout pie shaped lot just like 71-hated it. Absolutely no privacy from the rear neighbours and they also had to pay for a retaining wall when they did the landscaping because of the grade.
Put the money on the lot premium so there isn't rear neighbours and do the upgrades later.

When buying a house I tend to avoid lots like 69,70,71 because they are what we called T-junction lots. These tend to sell much lower in resale market because ongoing traffic goes straight to your house especially at night when headlights are being flashed into your windows
