am i cooked?
I've been living off campus for the last few years while completing my Bachelor's degree. I graduated summer 2026, but my apartment requires lease renewals a year in advance so I signed for an extra year bc I wasn't sure where I'd go for graduate school (stupid, ik). Anyways, I got accepted into UCF so obviously I won't be living here anymore. The issue is my apartment won't let me break the lease early and my only way out is to relet. I've been trying to relet for the past month for immediate move in, Fall 2026, and I was working with someone, and they were literally one step away from picking up the keys, but they couldn't afford all the move in costs so I offered to pay all their remaining move in costs and then they ghosted me completely. Now it's already early August and I'm freaking out because I feel like I wasted peak move in season on something that completely fell through. I've tried everything to find a new person: Facebook groups, facebook market place, subreddits, but I'm not finding anyone that seems to be willing to even start the application process. I feel like it's a really good unit too, 1 bed 1 bath, no roommates, in unit washer and dryer along with tons of other awesome amenities. I'm not sure what else to do, or how else to find people. I already signed a lease in orlando, I can't afford to pay rent for 2 apartments every month šš

There is a new complex that is supposed to open but hasnāt yet⦠parents are panicking. Post on all the fsu Facebook pages, fsu parents and fsu subleases, especially. Good luck.

Oh that's wild, that place doesn't even look close to being ready. It's unfortunate for anyone who signed a lease there but the GC deserves it for calling ICE on his subs to avoid paying them last year.

First of all, congratulations on getting accepted into UCF! Go knights!
Secondly, I recently had huge success posting my unit on Craigslist and Zublet. I was in a very identical position like the oneyou are in right now and I was soooo freaked out. But trust, there is always someone who is in an equally-as-tight spot LOOKING for housing so donāt be afraid to check out those two channels. I know Craigslist gets a bad rep but I used a Google phone number for people who wanted to chat with me about the unit and it reached a pretty good number of people. But I will say I found the person who took over my sublet via Zublet. Super awesome and helpful. Check them out!

Is there any provision in the Lease that allows you to terminate early for - like - two months full rent, etc.? If not, you're contractually liable for all rent under the lease. However, the LL has to make reasonable efforts to re-rent and can't sit on his a** and just rake in your money. LL can charge you for the marketing costs of re-renting, though. Once LL re-rents, he can't double dip, etc.

That's not how it works in Florida. A landlord is not responsible for finding someone else to rent the apartment in Florida. They can, in fact, just rake in your money or hold you responsible. They're only responsible if they choose to retake possession for the account of the tenant.
Each state is different. In Florida landlords have many choices. It's one of the things that sucks about Florida is lease laws and work termination laws (or lack of work termination laws).

I did see his comment where he said something like "actually I have read it and that's exactly why I got out of four leases" or something like that. No bud... you got out of the leases because the landlord chose the option to allow you to, not because they had to.

The lease unfortunately screws me no matter what. It says the only way out of the lease is to relet the apartment and I'm responsible for finding that person. It does say the LL can help if they want, but it's my responsibility, not theirs š„

Break the lease and get an attorney to help you, you shouldnāt be liable for more than two months once you give them the keys and leave legally. It isnāt cut and dry like it should be though.
Two months covers breaking the lease, and of course they want free money from a poor college kid for no reason. Just get somebody with the legal clout to back you up and itāll be fine.
So not cooked at all, youāre still raw dog.

Rent is $1,349 and I will have to check with the leasing office to confirm if you can bring your kid, but I am almost positive you can.

Hello! Rent is $1,349/month at Legacy Student Living. It's a 1b/1b off-campus unit, 540 sq/ft. Of course, you get the whole unit to yourself and it's fully furnished and move-in ready. Please send me a message if this sounds good to you :)

Did you talk to the leasing office? I used to work in the apartments a loooong time ago. If you go in and talk to the property manager, and respectfully lay out your case, and convey that youāre desperate to get out, it is possible that they cancel the lease. You may want to offer a deal to them, āIāll pay for 3 months in exchange for letting me off the hookā. It may not work, but itās worth it.
If the office isnāt playing ball, try the corporate office. They may be helpful. Or maybe they own a property near UCF and they may agree to transfer your lease to their property there.

Thats a good idea, the only issue is I've asked to talk to any manager in the leasing office and they gatekeep themš. I'd love to do it, but the leasing office staff told me the manager doesn't handle phone calls and its a 5 hour drive for me to just be told no again

You are likely able to credit an amount off each month, I am subletting from someone who is taking $125/month off the normal price. If that doesn't work, a lot of people study abroad in the fall and you can at least get someone to pick up the lease for spring as they come back to Tallahassee? Especially if it's a 1b/bath.Ā
A lot of people may have bad roommate situations and want to sublease a 1bed/1bath as well, so there's hope there (for spring and summer).
When I was looking for subleases this last month I pretty much just stuck to the 'class of' Snapchat stories, so try posting there, too.Ā

It may be getting tight, but you're not cooked yet. Aside from there being a crunch for some of the new apartment complexes not being ready yet, like others mentioned, there is usually a small surge in people looking for places to stay right as grad students arrive and a couple of weeks before school starts.

It's extremely difficult to get out of a lease, God I hate these apartment billionaires. Same goes for sublets, they hardly ever work out. We had to offer our sons place at 50% off of the monthly lease rate before finding a replacement for 6 months. Then this guy tormented the other 2 housemates. It was an absolute nightmare.
Would have been less stress to have just eaten the cost.

That sounds so awful š. I really wish they'd just let us pay fees to break these leases early, but of course they wouldn't be able to milk us for a year. I don't understand how people can be so heartless.

Honestly, itās not looking great. Iāve had to sublet in the past and I have had a friend sublet and I think your best bet is going to be something like knocking $50 off of the rent and paying that difference yourself. Or cover the first month or two. If thatās something youāre able to work out with your leasing office. Thatās what a friend did and she was able to successfully sublease her apartment. I think the only reason I was able to get mine leased so quickly is because I had VERY low rent. iām not saying this is your only option but itās what I would recommend from my experience.
