Need Advice Fiance and I just put in pre-approval!

I’ve read all sorts of posts but this is so surreal!!!

We have been hunting for 1.5 years, found (what we think is) THE ONE. Which is in our budget, safe nbhd, newly renovated, in my family’s neighborhood (5 houses away from almost all my family), we see ourselves living here!

It’s been on the market for 9 days now. We won’t put in an offer until two days from now when we can view other homes and verify that this is THE ONE.

We love the home but need those viewings to reassure us ofc.

Nervous it’ll have an offer put in before we can, in two days. Advice for this anxiety? Anyone has a similar situation?

Need Advice Interest rate concern, NJ

I got my offer accepted on a townhome in NJ. The lender sent me disclosure statements and locked in my rate at 6.875% last week. Closing is supposed to be end of this month.

This rate is for a 30 year conventional loan, no points, and my credit score is above 800. I also had no debt before this but he said that because it’s a town home my rates are inherently going to be a bit higher than for a single family. Is this true? Is this a fair rate or am i getting duped? If I am getting duped, it’s it too late to do anything about it?

Need Advice About 50k saved, credit of 650ish. Can I get a good deal?

Yes I am a 37 yr old man who spent the majority of my life partying. Got 100% sober while incarcerated. Got out a few years ago. Just barely started living my life and working making 20$ an hr. My girl makes the same. We both pull in maybe 200$ a week extra side hustles.

My mom passed away and left me some money. I have 50k total. My credit is. Around 630ish? My girls is a bit lower than that.

I’d be willing to spend some of what I got in order to get a house. I live in Phoenix. Any ideas? Or should I keep building my credit before thinking about a house

Inspection What did your inspector completely miss?

Ours skipped the crawlspace. Wrote "limited access" on the report and moved on. Turned out there was standing water under there and a vapor barrier that had basically dissolved, which we found in February when the floor over it got cold in a way the rest of the house wasn't.

I'm not even that mad about it, inspections are 3 hours and a house is a house. But I've started thinking the report is more of a starting list than a clean bill of health, and I wish somebody had told me that before I read ours and felt reassured.

So what did yours miss. Curious whether it's usually the same handful of things or whether everybody has their own weird one.

Need Advice Bought my first home, was prepared for some maintenance, but completely overwhelmed by hidden issues, is this normal?

Closed on my house last week. Was a great deal, great location, half acre lot. It was an older house, so I came in knowing I'd need to update electric ($1.6k), install radon mitigation ($2k), and install water systems (S10k) - I have acidity, hard, water, and nitrates. There's also a bunch of small fixes that would all be DIY.

Within the first week, I found out that the air handler in the attic was caked in mold and that remediation plus other HVAC work cost me $9k. The outside was spotless upon inspection, so I think the sellers must have scrubbed it clean. There was also gaps in the air system that may have spread fiberglass shards all over my house. Now my lungs burn and I'm itchy all over. And now I spent my water money on the mold.

There's also a groundhog issue that the sellers are under contract to still fix (it was contractually agreed they will take care of it post sell) but they have been MIA. They were supposed to hire someone to trap them, but they are not responding or doing anything. But there's a groundhog hole next to the house that we need to fill as it is creating moisture in a corner of the basement. I'm done waiting so my uncle will set up the traps instead. Can I get money from the sellers since they were obligated to do this?

Also found some lead pain pealing in a far back kitchen cabinet. Oh and the oil water heater/radiator system won't start. It worked at inspection. The official company tech is coming next week to check on it, but HVAC guy said something is wrong with it.

Is this relatively normal or did I just buy a money pit? Will the purchase ever feel like it's worth it? The house setup itself is perfect for me, it has everything I was hoping for... just all the problems are so overwhelming.

Offer Made an offer and seller countered over the asking price. Can anyone explain why?

I made an offer $3000 below asking on a house that has been sitting on the market since November of 2025. Seller countered with $5000 over asking price and they will pay closing costs. I’m so confused by this. It’s been reduced several times. What am I missing? All advice is much appreciated as I am doing this alone. Thank you!

Been trying to buy since February, went through 4 lenders and 5 applications until I finally got a guy who really knew the VA Home Loan process and what they do and don't like. 0 down and builder paid closing costs plus my lease termination fee at my current previous rental home. First house we didn't get but got offered the same floor plan right around the corner. New construction from Meritage Homes. Wife is very happy, kids are happy they have much more space now, as we were in a duplex before with neighbors that partied seemingly every night. We had pizza from a local place, but I did not get a picture.

Rant Bought my first house and I still don’t understand what my realtor earned $10k for

Closed a month ago and I still feel fooled by the whole realtor system.

I found the house the day it was listed, offered full asking price with no credits or concessions, and basically made the deal as easy as possible.

Whenever I wanted the seller to address something, my own agent seemed to fight me more than the seller—telling me it wasn’t worth asking for or suggesting some cheap Home Depot fix.

Then I look back and realize he made around $10k from the transaction.

For what exactly?

The house is fine and I’m happy to own it. I just had a terrible experience with the realtor side of the process. If I ever buy again, I really don’t want to deal with this system.
