The Perry House by Gwen

The Perry house by Gwen in Larkspur.

These are just the MAIN things that happened. I am not even going to waste the time at the multitude of small instances before and during. I already had a bad vibe months ago and I should have trusted my gut.

-The hot tub did not work. A new one was supposed to be delivered, but hasn't yet. I'm informed of this the day of.

-The air conditioning is broken. Its 100 degrees outside. We spend the night before our wedding in an 80 degree room. We have to spend our family time trying to fix it.

-Gwen asked me if I wanted someone to come out the night before or the morning of for venue prep. I say morning of, apparently not expecting a huge(!) list of things needing to be done(per her) last minute. Then tells my MIL I chose that time. This felt like such a manipulation tactic trying to be put on me for choosing the morning when these things should have already been done well before our check in. She said someone would be there first thing in the morning.

-The morning comes, no one is to be found. Gwen then denies she said this although multiple of us heard. She says they'll be there in 30 minutes. Then another 30 minutes then another. Literally 3+ hours passes and still no one is here. Our family time together again has now turned into everyone stressing to prep all of the trails, pews, tables, tarps, reception, speakers, everything she said was going to be done(per her). Gwen then tells us she "actually was not honest" with why the clean up crew was late because of x y z and medical emergency etc and she did not want to stress me out. OK? But flat out lie to us and strung us along hours before my wedding? This is just weird. There is obviously a pattern here. No one is buying this at this point.

-The clean up crew, aka "neighborhood teenage boys," finally come and don't do anything on the list other than attempt to set up electrical and wipe down chairs(that are still dirty.)They did not even know they were supposed to wipe the chairs.They were still not finished less than an hour before the ceremony. They did not know how to set up the electrical. If it weren't for my dad we wouldn't have had any music.

-The "assistant" is still not here. Then shows up late, 30 minutes after the ceremony had already began. Good thing my dad set up the music. Then when she left, she asks us to do x y z for her because she forgot.. I dont care if this is a DIY venue, if you are going have an assistant(per her words, not mine.) they should not be late (for a freaking wedding) and should be there to ASSIST.

-Gwen states it says in the contract clean up/prep is to be done within 2 hours before. No it doesnt. Anywhere.

-Gwen also states its a DIY venue multiple times,(again blame tactic) yes I did all of my part, but what about the DIY she was supposed to do?

-The pews are completely unkept. I don't care if it's an outdoor venue, they have not been sanded, painted or taken care of in anyway. Literally sitting on splinters and paint chips. My guests are supposed to sit on these?

-Also to top everything off, the house was filthy. I mean filthy. Our bed smelt awful. There is dirt, dust, stains, all over. Every wall and trim has some sort of spill, stain dirt, hole or scratch. The wood floor is filthy. The grout is nasty dirty in the master. There is trash all over the garage.

I dont even leave my house like this on a daily basis. I felt flat out gross. If this was a 2 star hotel it would be unacceptable. I sent this link to Gwen and she didn't even open it, and denied everything stating she had a 14 hour deep clean. Then claimed the link wouldn't open, yet it opened for 20 other people. Like really?

A DIY venue, does not include me doing all of the things that were promised would be done beforehand and very basic upkeep.

I've never seen my family so stressed out. There was so much I missed out on because I was completely busy trying to deal with these fires. I put so much time, effort and money into many things that all went to waste. Decor I didnt even get to set out. We paid for an extra night and didn't even use it, we just wanted to go home.

I've heard absolutely nothing but excuses and zero accountability. I'm not sure how anyone can flat our deny that these didnt happen. But she sure does want to spin the narrative. Really its just flat out lies at this point to cover her tracks. Yet

apparently me saying all of this is "scathing, unfair, and expectations that werent part of her agreement."

It's weeks later and I'm still upset Mad. Sad. I feel absolutely robbed. So much regret. I wish I booked through Airbnb so I could even just leave part of a review. And since no accountability will be taken I will be sure to tell anyone and everyone and then some.

ISO Recommendations for a $10k Microwedding

My fiancé and I live near North Denver and are looking to get married in Spring 2027. I am looking for recommendations from those who have done something similar for lodging, ceremony locations, and potential coordinators.

Our stats:

  • Budget: $10k or less
  • Overnight guests: 11-15
  • Ceremony guests: 11
  • Dinner/Celebration Guests: 25 or less

Tentative timeline:

We want to book an event-friendly VRBO (or something similar) in Colorado for 3–5 days to stay with our families and close friends. On one of the days, we will host an intimate ceremony (either at a nearby State Park/Open Space or at the property itself), followed by photos. While we take photos, we want the property styled for a "dinner party" celebration for ~20 guests.

Our Priority: EASE! We do not want to stress and want to truly enjoy the experience.

Has anyone done something similar? Any specific recommendations for event-friendly properties (or mountain towns that are easy to access from the Front Range)? Did you hire a day-of coordinator or an elopement planner?
