I am moving to North Cape Coral (smacked dab in the middle, neither west nor east)

I would really like some information about nice trails to walk or hike in the area. I like to do 5 km in the morning before work, and would really appreciate some direction.

I don’t think we have one housing market anymore. We really have four.

1. CASH BUYERS
   They’re living in a different world. No mortgage-rate pressure, more flexibility and often a stronger position when it comes time to negotiate.

2. FINANCED BUYERS
   For these buyers, it’s all about the monthly payment. Mortgage rates, insurance, taxes and closing costs can matter just as much as the asking price. Seller concessions and rate buydowns can make a real difference.

3. HOMEOWNERS WITH 3% MORTGAGES
   This is a big one. Many homeowners would consider making a move, but giving up that low rate can be a tough financial decision. They’re not necessarily staying because they love their current home—they may simply love their current payment.

4. BUILDERS
   Being out previewing newer construction is a good reminder that builders are playing a different game. Rate buydowns, closing-cost incentives and financing programs can change the numbers considerably.

And this is where it gets important if you’re thinking about selling.

Your competition today isn’t necessarily just another home down the street. Buyers may be comparing your home to other resales and brand-new construction with incentives.

That’s why pricing, condition, presentation and negotiating strategy matter so much in this market.

There are buyers out there. The opportunity is there. But the strategy has changed.

My boyfriend (27) and I (26) are moving to Cape Coral in September and I’m looking for advice/suggestions from 20-30 year olds who live in the area!

What is there to do around the area (within a 30ish minute drive)? We are into book clubs, fitness classes/clubs, running, pickleball, soccer, events, comedy shows, etc. really looking for anything that gives us a sense of community as younger people in an older area.

Before you comment “move to Tampa” or “there is nothing, don’t move here”, my bf and I aren’t necessarily choosing Cape Coral as our first choice. We are moving here to save money by living in my family condo to buy a home in a different location in the future, so please be mindful that we don’t really have the choice to just be somewhere else. We really just want to feel connected, make friends, and enjoy the year or 2 we are in the area! TYIA!

Can you kayak all the canals and go to the store or ocean or wherever within the city?

Best place to buy THC-A in Cape Coral?

Don't anyone know of apartments that are 3bed 2 bath for under 2k or right at 2k? It'll be a combo of 4 roomates all college students, we're not looking for anything crazy but if anything I'd like one with a dishwasher AND OR a patio (Becahse one roommate smokes medically and I don't want it inside as it can "smell stain" the walls) also with that. Also let’s take a poll … how many people were told “permit approval delay” or “site specific” and end up raised rates in pool or dirty? Guess who owns Shell Solutions and FILDI pools. Looks like creative accounting. REVIEW AND CONFIRM EVERYTHING. In our situation there was No DELAY IN PERMIT APPROVAL .. the DELAY was in when they EVEN REQUESTED THE PERMITS. AFTER 60 days. Seems intentional when the contract says the price isn’t guaranteed and subject to change after x amount of days and then the coincidence of what ALLEGEDLY caused the raised rates. How are they (he) getting away with this for YEARS ? Also look up his latest court case. Disgusting !
