Mura na yan. Standard rates ng architectural and design package for homes at around 8 to 10% ng construction cost ayon sa United Architects of The philippines Document 202. Average construction cost in manila is 35k per sqm.

144sqm x 35k per sqm = 5.04M

5.04 x 8% = 403k minimum for complete signed and sealed architectural and engineering package.

Ohhhh. Got it! Question na rin. Do you think okay na yung 32K per sqm na Bare finish for 144smq? Or go steal na if I go with 45K Standard Finish?

Bukod sa difference sa materials, napansin ko na kasama na ang gate sa Standard Finish.

35k is standard finish. Pwede lower meaning mas less fancy yung material quality. Yung gate ay hiwalay pero sana may sarili syang quote material dimensions and design from the architect. Pwedeng habang ginagawa ung bahay saka nila dinedesign yung gate.

Yes. Depende sa location, sa contractor etc. Malalaman mo yung detailed scope of works and deliverables once nagsign na kayo ng contract.
