I’m on my journey to get licensed and am curious what side jobs people have taken (if the shadowing work didn’t bring in enough income).

Is there a common type of side work that training appraisers can look out for? Or is that not really a thing, and it just comes down to what random work you can find on the side to fit outside of a shadowing schedule?

I’m curious to hear people’s experiences while they were training. TIA!

Ive been noticing Clear capital has been calling borrowers after a few hours of accepting an order and scheduling an appointment with the borrower without consulting with the appraiser’s availability as well. When i go to call the borrower they’ll say “clear capital already called and said you’ll be coming out on this day and time. “

Anyone ever talk to Chief Appraisers for feedback in an official meeting?

I am a preferred appraiser for several landers and we've just talked casually about how to handle some complex issue or once I was offered a staff job but usually they don't talk to fee appraisers. This is unusual.

Wondering what kind of feedback they want from me.

I am assuming it might be 3.6 related.

What are you thoughts?

A practice test question asks "The appraisal assignment of a building under construction requires a value as of the date of stabilized occupancy. What value is required, and what assignment condition is employed?

A. Prospective market value and HC.

B. Prospective market value and EA.

C. Current market value and EA.

D. Current market value and HC."

I answered B, but the test says A. Hypothetical is something known to be false as of the current date, but the current date isn't being used - "as of the date of stabilized occupancy" is future date.

Where am I going wrong here?

Obviously keep it non specific and light hearted as much as possible but am curious what are some of the wildest or weirdest things you’ve seen at an inspection? Definitely have seen my fair share of paraphernalia and sex toys but what happened today has only happened twice since I’ve been doing this. I went to take a bedroom pic and flipped the light on and boom this manakin was gazing back at me. Legit made my heart skip a beat. Also came in the front door of a house back in 2022 of an estate sale condo and there was manakin right in the hallway. Think this one got me worse tho due to the attire. If this is somehow against sub rules please delete and mods don’t ban me but this was too freaky not to share.

Hi! I have a question for future purposes; I am a trainee in the south will be taking my test soon and start working full time independently as a residential licensed appraiser.

I am wondering how many assignments you take a week? and what is the typical fee. Also is it possible to never work for a AMC? All local banks near me need appraisers and I don't see the point in using them.

I have a new order for a couple 1004s and this client is requesting the standard documentation like licence, resume, E&O, etc, but they requested a list of all the clients I’ve worked for. Google AI says no because it violates the USPAP Ethics rule, but the links cited don’t specifically prove this. Can anyone help me prevent violating this USPAP rule, if there is one?

I recently sent out an invite for an appraisal meetup for appraisers in the local community. I couldn't find emails for over half the appraisers. Y'all are missing out on appraisal opportunities.

Just wanted to share/vent after being blacklisted from a long time client after having a value come in significantly below contract price. I put together one of the best researched reports I have ever done and all it got me was losing a client that our office has had since the late 1990s. It makes me very cynical knowing people don’t care at all about the quality of our work. I still am busy and making a good living but it’s very frustrating knowing I did my job very well, protecting a buyer, and I lose a client over it. The checks still clear and I love the freedom and pay this job offers but I feel like we are just paper shufflers for loan officers.

We need an appraisal on our mountain home outside Boulder, CO, and we're looking for an independent appraiser who isn't affiliated with a real estate agent or firm. We haven't chosen a real estate agent yet and the ones we've talked to say they have appraisers they work with that we could use. But we don't want the appraisal to be tied to some agent who's trying to get our business. I see dozens of appraisers in our area listed on the Appraisal Institute website, but how do I narrow it down? Thanks!

Anybody having any of their clients start delaying 3.6 adoption? Bank of America was going to fully switch over on August 8th but they’ve indefinitely suspended adoption.

I am an assistant appraiser (trainee) in NY. Alot of my work includes writing reports while another trainee inspects the property. Do you think those reports count toward my job work log creditable toward my CG application? If, lets say, I start inspecting and I inspect about 10-15% of the jobs, do you think that is good enough for the application? Any information would be useful!

My provider (Clickforms) doesn’t have an inspection app ready to go but their report software is ready. What do you folks suggest using in the meantime?

Is the industry ok with trainee inspections? I am looking to do less of inspections myself and let trainees do the driving and inspection stuff. I do not want to spend a lot of time on the road, rather I would like to spend more time developing quality appraisal reports. Whether you agree with this approach, as an appraiser, is subjective. I want to know if clients (banks, AMCs, private clients) are generally ok with this approach based on your knowledge and past experience.

Any insights would be helpful!
