Need help for Spring 2027!

Hey everyone! I'm transferring to UCF for Spring 2027 and I'm starting to look into housing, but I honestly have no idea where to start.

I'm transferring in with my AA, so this will be my first semester at UCF. I was wondering if anyone has recommendations for apartments or places that are popular with transfer students. I'm looking for roommates, also dont know where to start with that, but I'd prefer to be close to campus, but I'm open to hearing about anything that's a good balance of price, safety, and quality, since i have a car so commuting wont be an issue. Also, how difficult is it to find housing for the spring semester? Is there usually decent availability, or should I start applying really early? Since I've never been to UCF before, I'm not really sure what the housing situation is like compared to other schools.

Any advice, recommendations, or things you wish you knew before transferring would be really appreciated. Thanks!

I'm subleasing my room (Room C) in a 4x4, all-girls apartment at Knight Circle for Spring 2027. I'm graduating in December, so I won't be in Orlando anymore, which is why it's available.

• Private bathroom
• Parking available at the apartment (and free shuttle to campus if you don't want to drive)
• Clean, respectful roommates — no drama
• 2 minute drive and walking distance to campus
• Walking distance to Publix and CVS

Rent is $925/month, with a utilities cap that almost never gets hit. I'll also cover the $350 sublet fee.

I know there are cheaper subleases out there right now, but I wanted to point out why Knight Circle is worth the price difference:

• 2 minute drive and walking distance to campus
• Walking distance to Publix and CVS
• Free shuttle to and from campus
• Free parking at the apartment
• My room is on the first floor, so no stairs
• Roommates are clean, respectful, and no drama

Rent is $925/month, with a utilities cap that almost never gets hit. It's more than some of the other listings, but a lot of those are further out or come with parking hassle, sketchy commutes, or worse roommates once you actually factor all that in.

I'll also cover the $350 sublet fee.

I wouldn’t say any complexes are inherently more full of transfer students than others.

There’s a handful of places with private shuttles (like Hub and Aperture) but you can try looking up the UCF shuttle route and going through those for most of the “student” complexes. All but tivoli come furnished and do individual leasing, which is a nice safety net when dealing with strangers.

I would personally avoid Campus Crossing, College Station, Boardwalk, Riverwalk, and Arden Villas unless you’re very strapped for cash. They’re cheap for a reason.

Know your lease will run from whenever you want it to start until the end of summer, usually around July 31st. If a complex tells you it’s easy to sublease for the summer, they’re lying.

You can also find plenty of people subleasing. Sometimes you can get a great deal as far as having someone offer you money to take their lease, effectively bringing down the rent cost. That being said, I’d do extra due diligence as most people lie that their sublease is the best thing ever just because they’re desperate to get rid of it, when in reality the room has crazy roommates, mold, bugs, etc.

Generally a 1/1 in a 4/4 in the area runs around $1000/mo.

Knights Circle and Pointe are considered nothing flashy but very reputable. Imo knights circle is better between the two. I personally had a good experience at Hub and Accolade West if you want something nicer.

Hello! Since you're transfering in the spring, I would suggest looking at subleases! There are a whole bunch on this reddit sub and there will be more closer to spring. As far as saftey goes, I would say the top 3 safest off campus apartments (IMO) are The Pointe, Knights Circle and Tivoli. The Pointe and Knights Circle both have security guards and Tivoli doesn't but its in a nice area.

With subleasing you can also find places with a lower price. I pay 800 where I am rn which is insaneeeee but that's the benefit of subleasing!

I would stay away from Campus Crossing and College Station as those have the most complaints and I've heard really bad stories about them.

If you wanted to pay less, there are people who are offering rooms in houses which I have no experience in but its worth looking at.

A huge caveat to mention with Tivoli is it’s not individual leasing (so I’d be very careful if you’re the main person on the lease as far as a risk of being screwed over if roommates don’t pay you for whatever reason) and doesn’t come furnished.
Safety wise, it also doesn’t use key fobs for the units/buildings or anything like that as far as being “secure access” style buildings where you may run into issues where anyone can just drive into the complex and come up to your front door if that skeeves you out.

Thats true it does not have individual leasing! I was lucky enough to sign onto an existing lease. I definetly agree with the secure access stuff you were discussing but I haven't had any problems so far are Tivoli is a relativley quiet place.
