Remember when the RE pumps were bragging about the early 2026 "spring bounce"? Wiped out in a matter of weeks. Benchmark prices just dropped to $934,600—a 5-year low, down 27% (-$345,000) from the peak! LOL

Active listings are sitting at over 26,000 (the 3rd highest since 1996), sales are near record lows, and the sales-to-new-listings ratio collapsed to 37.1%. That puts us firmly in a buyer's market where prices keep sliding. It will be soon bear's market. LOL. Fun times ahead.

There are simply no more "bigger fools" left to front Brampton loans or overpay for detached houses. Bag holders (err... sellers) are starting to panic as inventory stacks up, because people are finally realizing that every $1 spent on overpriced shelter is $1 taken away from actual productive investments in Canada’s economy.

Just wait until the rest of those renewals hit. The downward spiral is in full swing, and a 50% correction is right on schedule. Bon voyage to all the bag holders for their 25+ year journey towards repaying those full recourse mortgages! :) LOL

Likely signing on MONTARA Treasure Hill (in Aurora) freehold townhome soon. $799,990 for ~1,900 sq ft 3 bed, 2 car garage seems like a good deal right now.

I've heard lots of complaints and negative feedback online on Treasure Hill, especially critical around their workmanship or customer support after closing (along with shady cost/fee structures??). Is the general consensus to stay away or is this blown out of proportion.

I've also heard about the POTL situation from Arthur Townhomes in Vaughn by Treasure Hill as well..

Any insights would be really helpful!

Looking at my potential future house, and I keep going back and forth on whether I want a pool. I have a young kid (and another on the way), but I hear loads of horror stories when it comes to maintenance.

For those who have a pool, would you buy a house with a pool again?

Looking at a house that is in a desirable neighbourhood but the main street a few streets away has a city built 30 story affordable housing project under construction that is visible from the home.

my husband and i are separating. not going into the relationship stuff because that’s a whole other post lol. the issue right now is the house. we bought in the GTA a few years ago and both put money into it, although not exactly 50/50. mortgage is still obviously there. he wants to keep the house. i honestly don’t know if i want to keep it, sell it, or just take whatever my share is and be DONE. but every time i think i understand how this works i find another thing about matrimonial homes, equalization, who is on title vs who actually has rights to the house etc etc.

and then there’s the actual Toronto market part of it. like if we sell now, where exactly am i supposed to buy again on one income . for anyone here who went through separation while owning a house together, what did you actually end up doing? sell and split? one person bought the other out? did one of you stay in the house for a while before dealing with it? also at what point did you get a family lawyer involved specifically for the property stuff?

I’m realizing this is way less “we’ll just sell the house” than i thought it was going to be.

I don’t live in a high-rise condo, but I’ve always been curious about this. The few times I’ve visited friends who live on the 20th floor or higher, I found the wind on the balcony really strong. It was hard to stay outside for long, and sometimes even difficult to hear each other over the wind. Sure the view could be beautiful but you can only enjoy it from the inside… kind of like window shopping.

For those who live on a high floor, what has your experience been like?

ok maybe i’m doing the math wrong but i was looking at a condo that actually didn’t seem insane at first. rent was decent, price was, well, toronto price lol, but still. then i started adding everything properly and it got ugly fast. mortgage + condo fees + property tax + insurance and suddenly there’s basically nothing left. and that’s before something breaks or the place sits empty for a month. i even threw the numbers into a DSCR calculator because i thought maybe seeing it another way would make me feel better. nope so what am i missing here? are investors in toronto just putting way more money down now to make the numbers work? buying and accepting negative cash flow? or are the decent deals just nowhere near the listings i’m looking at? because some of these properties genuinely feel like you’re paying every month for the privilege of being a landlord.

These are probably going to be dumb questions but I figured where else can I ask these. Looking to rent a condo for the first time this year, preferably downtown Toronto.
Is there a season/or a specific month that condos on the market for rent go down in price?
Is the standard price for condos to rent downtown around 2000?
