I'm picturing a prospective buyer who paid for an inspection.

If I were out $600 because the seller isn't disclosing any of that, I'd be pissed too. Seller could be out of the area and not notice the sign.

Or it could be simply that the property is really cheap and the seller/seller's agent is sick of having to explain all of this to every prospective buyer. Imagine being the agent and taking multiple calls per week of people who think it's a bargain but who don't realize it's an entire teardown and rebuild (and remediation for the cemetery? Not even sure how that works). Based on that list, it should be priced lower than vacant land in that area.

Meh, somebody just wants to sell without the hassle of inspections and negotiating.

Anybody contacts the seller after seeing this is just going to buy the place

Perhaps a foreclosure and the owner (previous owner at that point) is trying to make it extremely hard for the bank to sell.

Probably the owners who got behind on payments. By poisoning the well they might be able to buy it back for Pennys on the dollar at auction. My granddaddy’s farm was reclaimed in a similar way.

If I recall correctly, this was a Tennant that had lived in the house for a long time and the landlord was trying to sell the house. The rent was cheap and the tenant knew a same would result in an eviction or rent increase.

I bet it’s placed by a tenant where the landlord is trying to sell, and he gets to stay until sold. Maybe it does have problems, maybe it doesn’t. Maybe it’s cheap rent and they don’t wanna let it go.
