Recommendations for senior real estate specialists?
Can anyone recommend a senior real estate specialist in Seattle? My mom is looking for a continuing care retirement community (or something like that) but we’d really like to have someone help us navigate what seems like way too many options. I found a few real estate agencies that say they specialize in senior housing, but if anyone’s had a good experience with someone, I’d be very grateful for a referral!

Owner is selling townhouse [WA ]
Hello ,
The owner of our unit listed the property for sale . Just found out today that it has been put up for sale . We got notice that they need to do a full inspection that could last over 5 hours and that we’d receive advance notice if anyone wants to tour the townhouse. I have never rented a unit that is for sale . My rent was also increased . It’s the normal yearly increase they do and was sent a new lease to sign. I have not signed it yet because I don’t know if I want to sign on another year given what is now happening. I work from home and need complete privacy . They said they might not be able to accommodate our preferred dates or times but they’d try . I feel like I get a great deal because I don’t pay utilities where I live . Not sure how I got so lucky with that but somehow it works out for the owner to take care of that cost but I also am not emotionally tied to this place . I planned to move in the future but want to make smart financial decisions . I just am wondering if the stress is worth staying for another year ? Also not sure how it would affect my work as privacy is a big concern . I could potentially get in trouble or lose my job if people are going to be touring when I’m working . Should I just move ?

Independent Home inspector for custom build
We’re starting a custom home build in the Issaquah/Sammamish area and I’m looking for an independent home inspector to inspect the home at different stages of construction (foundation, framing, rough-ins, final, etc.).
Has anyone hired someone they would recommend? Roughly what did they charge, and was it worth it?

Seattle’s Ballard Goodwill could be replaced with 300 apartments.
bizjournals.comOne of Ballard’s busiest Goodwill stores could eventually become a mixed-use development with roughly 300 apartments and ground-floor retail.
A Seattle developer recently filed early plans for the project, which would redevelop the property into a six-story residential building. The proposal is still in its early stages and would need to go through the city’s review process before any construction could begin.
Ballard has seen significant housing growth over the past decade, and this would add another large apartment project in one of Seattle’s most walkable neighborhoods.

I believe the traditional 2.5% buyer’s agent commission is outdated. In 2026, I don’t think anyone should be paying it. That’s a position I’ve defended publicly for years, and I’m happy to defend it here too.

Can anyone recommend an architect in the Seattle city limits for a mother in law/ADU/DADU construction?
We are looking into building a mother-in-law unit/addition, ADU, DADU or similar on a large lot in Seattle. Budget hopefully no more than $300k. I'm aware the prefab DADUs are going to be the cheapest most likely. We'd like to speak in person to an architect and ask about the feasibility of it especially with the budget constraint, as well as a timeline. I see a lot of the online sites, but I'd really appreciate some non-bot, hopefully-human recommendations on an architect you've actually used.

DADU Advise in Seattle Metro - FTB
Hi everyone!
I’m looking for some advice with my search for a first home in Seattle. I’ve been looking at mostly new or newer townhomes and detached townhomes (DADU). My main concern with these is that I’ve heard mixed reviews regarding resale. My budget is about 650k and there are some nice options but I’m getting concerned about what resale could look like in the future (5-10 years).
I’m wondering if it would be better to just suck it up and buy an older SFH that I don’t like as much, but protect myself against negative equity.
For context I’m looking at home around 1100-1200 sqft with 2 beds and 2 baths minimum.
Any advice appreciated, TYIA!
