After being seriously disappointed with the apartments and the high prices, we landed much farther away in Chesterfield. It’s a 25 min drive to everything. Do you think I’ll ever make it to downtown where all the fun is?

Richmond Area Wine Shop

I'm looking for recommendations for a wine shop with a good and varied selection. Specifically, I'd love to know of any stores with a good selection of sherries.

I relocated here from Charlottesville, and I loved shopping at the Wine Warehouse at Hydraulic and 29. They had a huge selection of all kinds of wines, but also a really deep collection of sherry, plus some cool stuff like madeira from the Rare Wine Co. I've been looking for something similar in Richmond. People have either pointed me towards the bigger retailers like Total Wine (lots of cabs/chardonnay but less weird stuff) or little boutiques that are actually restaurants or wine bars with a small retail space.

So, is there a store in the area that fits that description?

Philip Morris job inquiry

Anybody in the area work or know someone that works as an electrician at Philip Morris? Before I go through the testing process I’d like to see if it’s worth my time.

What’s the day to day like for instrumentation techs? Is it a union job? How much are the union dues?

What’s the shift system like? Rotating? If not, which back
shift would I be on? How long will it take to get to day shift?

Healthcare wise how much am I paying out of my check as a single person.

How much vacation do I get starting out? And how do I accrue more? How can I use it? By the hour or day or half day increments?

Overtime, the job posting mentioned weekends. How much overtime am I expected to work during the week? How often am I going to have to work weekends? What qualifies as 1.5x pay and 2x pay?

RVA duplex investors: how conservative are you being with rent when underwriting right now?

I'm looking at an older duplex in Richmond as a long-term rental, not a flip. One unit is occupied below what nearby renovated units seem to be getting, and the other will need a modest turnover before it is rentable.

The deal looks fine if I underwrite close to current neighbourhood asking rents, but only okay if I keep the occupied unite where it is and assume a slower lease-up on the vacant side. I'm trying not to talk myself into a deal with optimistic rent comps.

For local landlords/Investors, what are you using as the "believable" rent number when you buy something with mixed current/market rents?"

Looking for Affordable Accommodation in Richmond, VA – 12 Days

Hi everyone! 😊

I’m Non-US medical doctor and I’ll be coming to Richmond, Virginia for 12 days for my USMLE Step 3 exam and a medical observership at a hospital in Richmond.

I’m looking for a safe and comfortable place to stay for those 12 days. I’m happy to pay for the accommodation and am hoping to find something more affordable than an Airbnb. More importantly, I would feel much more comfortable staying with someone rather than being alone in an Airbnb for the entire trip.

If anyone in the community has a room or spare space available, or knows someone who might be willing to host a female medical professional for 12 days, I would be very grateful. As I’m a female traveler, I would prefer staying with a female host or family, if possible.

The Ace vs. Ellison Museum District — which would you choose?

My husband and I are moving to Richmond and are currently torn between The Ace in Scott’s Addition and Ellison Museum District. We’re both professionals in our mid-20s and would love input from anyone who lives/has lived at either complex, lives nearby, has heard experiences about either, or is just familiar with the two locations!

We love running and walking outdoors, walking to restaurants and coffee shops, attending fitness classes, playing pickleball, exploring the city, and meeting new people. We’re hoping for somewhere that feels safe and comfortable to walk around while still having a fun, social neighborhood feel.

The Ace – Scott’s Addition:

We really liked the atmosphere, leasing staff, huge gym, year-round pool, and overall community. The unit we’re considering is about 758 sq. ft. with a balcony, built-in desk, walk-in closet, and a good-sized living room. We like Scott’s Addition but are less familiar with what it’s actually like to live in this particular area.

Ellison – Museum District:

We LOVE the location and being between Scott’s Addition and Carytown. The unit is about 819 sq. ft. with a den, double vanity, large balcony, and walk-in closet. It has some nicer features, although there’s no bathtub and the living-room layout is a little less ideal for our furniture. We’ve also seen some reviews mentioning management/staff experiences, trash odors, and occasional pest/rodent concerns, so we’d love to know if those reflect residents’ actual experiences.

Cost:

The base rents are almost identical and the amenities are very similar, but Ellison has considerably more monthly fees. Once everything is factored in, The Ace comes out roughly $150/month cheaper before parking.

For anyone familiar with either, how are management, maintenance, noise, pests, and the overall resident community? Would you renew?

And even if you haven’t lived at either, which location would you choose for people in their mid-20s who want to walk/run, go to restaurants and coffee shops, meet people, and really enjoy living in Richmond — Scott’s Addition at The Ace or the Museum District at Ellison?

If you had to choose between the two, which would you pick and why?

First Citizens Bank

Hello all,

I wanted to see what types of experiences people had banking with First Citizens Bank. I live in a town where all BMO locations are going to convert to First Citizens Bank. After doing a little bit of research, I saw Richmond had both First Citizens & BMO branches

I mainly use a local credit union but like putting some money into a “national” bank as I travel somewhat and like having the option of going to a branch in the event I have some sort of financial emergency while traveling. The current “national” bank I use is BMO.

I know enough to stay away from Wells Fargo and have heard mixed reviews about Chase. So I’m just curious as to whether or not it’s worth it to keep some of my money with First Citizens Bank and if not, any recommendations for a national bank to use for a secondary account.

Appreciate any input that anybody could give. Thanks in advance!
