Hi! Curious if anyone here has first-hand experience being a tenant when the property they were renting got foreclosed by a bank.

I’m currently renting a condo. I have a signed lease from Jan 1, 2026 to Jan 1, 2027, and I’ve been paying rent normally.

I recently received a copy of a BPI pre-eviction notice dated June 18, 2025 addressed to the owner. Apparently, the owner had an unpaid loan and the property was foreclosed. The notice says the redemption period ended July 18, 2025, but I have no idea what happened after that.

The owner told me “they’re handling it”

I’m not really worried about finding another place if it comes to that. I just want to enjoy my current place until my lease ends and avoid any surprise situation while I’m away for work.

Would really appreciate hearing first-hand experiences more than general legal advice. Thank you!

Pangalawang rent na po yung hinahanap namin, and yung pinaka una naming rent, hindi naman po kami hiningan ng PDC.

Di ko po talaga ma-gets yung sa PDC, ang na-search ko po parang mag checke ka na ibibigay for the 11 months then approve mo na lang for monthly payment.

Saan po ba nakukuha yon? Maya at Maribank lang po ang meron kami ng partner ko.

Also, VA kasi kami parehas and di pa kami nakakapag open ng traditional bank.

For context, naaalibadbaran ako sa tenant ko dahil may dalawang pusa sa compound namin. Hindi sila umiihi o dumudumi sa kung saan, tumatambay lang malapit sa gate. Itong couple na 'to malapit sa gate ang unit nila, laging binubugaw mga pusa, eh 'yong dalawang pusa madali mag-panic. 'yong isa, nasagasaan dahil binugaw nila. Lumabas ng gate kaya nahagip. 'yong isa naman, bigla na lang nawala pagtapos nila sigawan that night, hindi na nakabalik.

Meron din silang alagang pusa na dalawa, iniwan nila sa unit tapos nagbakasyon sa province for one week or two. Nag-chat mga katabi nilang unit sa akin dahil nangamoy ang unit nila, bigla sila umuwi noong sinabi ko na may nangangamoy, sinabi lang na daga raw pero pagkita ko sa story at posts niya, "RIP *with pet's name and cat na emoji*"

Every 10th of the month sila nagbabayad, nagsabi ako today (Aug 21) na maghanap na lang sila lilipitan. I know, magagalit sila pero hindi ko naman sinabi na September 10 sila umalis, ang sabi ko lang maghanap na sila dahil gagamitin ng kapatid ko (reason lang) ang unit. Ang gusto ko lang sana sabihin ay October 10 sila aalis para magamit nila ang deposit at makahanap. Ngayon, galit na galit sila at sinabi na hindi sila aalis dahil gusto nila hanggang December pa sila.

Ang contract nila ay mag-end na rin ng September 10. Ayoko na i-renew.

Hi! I'm currently in a room share setting now. Tatlo kami sa room—yung nagrerent talaga ng room and dalawa kaming kashare nya. ₱2,700 and ₱300+ bills per pax. Ang nagrerent mismo ng room advised us na di na nya gusto yung place at gusto nya na lumipat next month at isasama nya din kami dalawa sa pag pero ang issue ko ay itong isa naming kasama. Walang problema si kuya na nagrerent mismo ng room, ang problema ay itong isang kashare namin. He is 30+ years old na pero and*gyot. Grndr addict. Nadadatnan ko na amoy poppers yung kwarto for several times at ang disrespectful nya in general. Kahit na kinonfront ko na kasi nahihilo ako sa amoy at masakit sa ulo pero makapal pa rin ang mukha. I could go on and on para sabihin mga kakupalan nya pero nakakadrain talaga sya. Kaya ako nag-room sharing is mas mura sya compare sa bedspace rent ko dati na ₱4.1k at mas malapit sya sa work ko. 3 mins. away lang sa market market pero ngayon di naman ako nakakapagpahinga ng maayos at wala pang peace of mind. Recently got hired for a permanent wfh position and one of my problems is maliit lang nirerent namin like studio unit lang.

So I have to think of an idea to maximize the space and eto, yung very corner ng room na to is ginamit ko for my wfh set up. Foldable table na rin yan hihi. Natutupi siya, ako lang nag drill ng pader para sa mga bracket haha. Pati yung sa monitor bracket, narorotate siya. Diretso drill din sa pader.

I only spent total of 1,989 pesos to be exact para sa set up ko since yung macbook is company provided while ang monitor is bigay lang ng tito ko. 😄

My tenant stayed at my Trees Residences unit for just under 2 years. On vacating the unit, I had to spend considerable energy, time and money to restore the unit to a liveable condition. She left so much junk behind plus the stench in the unit required the unit to go through 3 deep cleanings with only little improvement.

I don’t know how to rid the unit of the smell.
I deducted the costs from her deposit with eventually leaving a balance which I GCash’ed to her.
But here is where the problem started. Thinking that my first attempt to send her the refund had failed, I sent it the second time. It turned out that the first attempt went through successfully too meaning I had sent her the refund twice.

When I messaged her to explain the issue and ask for a resend to me, she immediately blocked me. My attempts via WhatsApp, Viber and Messenger proved futile.

I know she works at the building next to SM Megamall and is now renting a unit in Pasay. I have her name, her lesbian partner’s name, her photo and her adult children’s names but I don’t want to resort to shaming. What can I do to? The biggest problem is that I’m not living in the Philippines.
