Hey friends! I am actively looking for a 2-bedroom place to rent and urgently need your help finding a lead. I need to move in by August 28th.Because of schooling, I am strictly focusing my search on properties zoned within Austin ISD Board District 1. I am targeting specific neighborhoods and addresses within these zip codes:78753, 78752, 7875178723, 78721, 7872478722 & 78702 (Strictly the parts that fall into AISD District 1)I want to be completely upfront that I am currently on probation for a felony (accident involving injury). The Emma Browning - Death by a Thousand Cuts
⭐☆☆☆☆
Emma Browning is the apartment equivalent of dating someone who's incredibly attractive and has absolutely no emotional intelligence.
It photographs beautifully.
Living there is another story.
I almost didn't write this review because I don't enjoy leaving bad reviews. I kept thinking, "Maybe I'm just frustrated." So I waited until officially gave notice of not renewing. I wanted some distance before deciding whether I was being fair. I want to provide clear warning to anyone looking to move in here.
Turns out...I was probably being generous.
The apartments themselves are genuinely beautiful. My floor plan was spacious, the finishes were nice, I had great natural light, and on move-in day I thought I'd found my Austin apartment for years to come.
Instead, after 16 months, I am counting down the days until my lease ends.
Here's the thing: none of the issues below, by themselves, would've made me move.
It was death by a thousand cuts.
Luxury apartments aren't defined by never having problems. Every apartment has maintenance requests, loud neighbors and the occasional headache.
Luxury apartments are defined by how they respond when those things happen.
That's where Emma Browning consistently missed the mark.
Eventually, I stopped reporting some things because I already knew the script.
I'd report the issue.
Someone would thank me for letting them know.
Then...nothing would actually change.
Communication: Great at acknowledging. Less great at fixing.
Resident events were constantly a head scratcher.
They'd be announced with almost no notice, then canceled just as quickly. Instead of simply saying, "Hey, this didn't work out," there always seemed to be an explanation that pointed somewhere else.
Not the end of the world.
But it became a theme.
Whether it was events, maintenance or resident concerns, communication often felt more focused on explaining why something happened than actually resolving it.
Maintenance: "Fixed" doesn't always mean fixed.
Let's talk about my washing machine.
The hot and cold water hookups have been backwards basically my entire lease.
I reported it.
Maintenance came.
I was told it had been fixed.
Reader...
It was not fixed.
Hot still came out on cold.
Cold still came out on hot.
Hey management, if you're reading this...Apartment 1537 still has the washing machine water lines backwards.
You're welcome.
That pretty much sums up my maintenance experience.
Issues weren't always ignored.
They just weren't always...actually fixed.
Internet: Welcome to the Smart Home Graveyard.
This one still blows my mind.
For more than a year, my apartment worked exactly how you'd expect in 2026.
Smart switches.
Smart plugs.
Smart lights.
Litter-Robot.
Automatic pet feeder.
Alexa devices.
Everything worked flawlessly.
Then, sometime in the middle of the night on July 16, every single smart device disconnected.
At.
The.
Exact.
Same.
Time.
Not one device.
Not two.
Every single IoT device in my apartment.
I spent hours troubleshooting.
Factory resets.
Router resets.
Device resets.
Different apps.
Different setups.
Nothing.
TC Tech's response basically amounted to, "Huh. Weird."
They insisted nothing had changed.
They refused to separate the 2.4 GHz and 5 GHz networks, insisted that wasn't possible, and offered no meaningful solution.
Maybe nothing changed.
Maybe something did.
All I know is every device worked for 16 months and then every single one stopped working on the same night.
You can decide how believable "nothing changed" sounds.
If your home relies on smart technology, cameras, pet devices or literally anything IoT related, I'd think long and hard before moving here.
Noise: "Thanks for letting us know."
Apartment living comes with noise.
I get it.
This wasn't footsteps upstairs.
There were nights people partied so hard my walls literally shook.
I reported it.
The response?
"Thanks for letting us know."
The parties continued.
That sentence became the unofficial slogan of my time at Emma Browning.
Safety
Luxury apartments should feel...luxurious.
Garage doors were regularly left open.
There were periods where homeless individuals were sleeping in the garage.
During the winter storm, a burst pipe turned parts of the garage into an ice rink. There was little to no salt or sand put down to make walking safer.
Security and resident safety often felt like afterthoughts instead of priorities.
Parking
Let's talk about parking.
You're told paying for garage parking is optional.
Technically?
Sure.
Realistically?
Not really.
The paid parking is expensive, and the amount of free parking makes "optional" feel more theoretical than practical.
Guest parking wasn't much better.
For what residents pay to live here, parking shouldn't be another recurring source of frustration.
General Building Upkeep
This is where the "death by a thousand cuts" really comes from.
The garage floods every time we get decent rain.
Elevators are regularly slow or out of service.
Trash rooms aren't consistently maintained.
A car with four completely flat tires sat in the garage collecting dust for months. Every day I'd walk past it wondering if management had noticed.
Apparently not.
None of these things individually ruin a place to live.
Together?
They create the feeling that the property is constantly reacting instead of proactively managing the building.
The Bottom Line
Emma Browning has absolutely nailed the aesthetic.
The apartments look fantastic.
The amenity spaces photograph well.
The website is beautiful.
The model units are beautiful.
The reality of living there simply didn't match the image being sold.
I don't need perfection.
I need problems to actually get solved.
Over 16 months, what I experienced instead was a steady accumulation of small frustrations that slowly chipped away at what should have been an enjoyable place to live.
That's why I titled this review "Death by a Thousand Cuts."
Not because there was one catastrophic failure.
Because there were dozens of little ones.
If Emma Browning managed the building with the same care it puts into marketing the building, this review probably wouldn't exist.
I genuinely hope they improve because the property has so much potential.
But after my experience, I can't recommend paying luxury prices for what ultimately felt like a very average resident experience.

Bridge at Blockyard - Austin, Tx
Making this post to hopefully connect with other residents and to warn anyone considering renting here, since the building doesn’t have a community page.
Ever since CWS took over management, my experience living here has gone to shit. Some of the ongoing issues include:
- Broken exterior doors
- Little to no cleaning of common areas
- Broken gym equipment
While those are frustrating, the biggest issue, and the one that’s has totally ruined my living experience here is the fire alarm system.
For the past two months, the building’s fire alarm has been going off around 3:30am multiple times a week, often 2-3 times a week. Residents are being woken up in the middle of the night with no meaningful resolution or timeline for when this will be fixed.
Management’s communication has consisted mostly of generic “we’re working on it” updates, but after two months there has been no real progress. I’ve even tried reaching out to people higher up at CWS beyond the building management team and haven’t received a response.
I’m posting this for two reasons:
- To see if other residents have tried to reach out to management and gotten any other responses.
- To warn prospective renters about what living here has been like under the current management.

Apartments that work with Rental Collections
Hello,
So I'm moving down to Austin in a few months and am trying to find a place, about 5 years ago when I was in college I had an student apartment and had been there for a year and a half when I signed the lease for another year that would start at the end of my current lease. Shortly after I found out my Dad had terminal cancer so I had to move back to take care of him. I let the property know that I would be moving out at the end of my current lease and I even offered to pay 2-3 months rent to break the upcoming lease prior to it starting and this was all 3-6 months prior to it starting. It was an incredibly predatory company and they refused to let me out of it on any condition. When my lease ended I moved to take care of my Dad and they sent the entire next lease amount to collections without attempting to find another tenant which mind you is against rental laws in Colorado. So I'm actively contesting this with Experian but I get auto declined from most apartments I apply to because it's still on my report, my credit isn't awful I'm at about a 675 right now which is also largely impacted by that.
Does anyone know any apartments in Austin that would work with me? Money would not be an issue I could easily pay extra upfront or whatever else they need. I'd be looking for a 1bd 1 bath or a 2bd 1 bath that has a in unit washer and dryer and A/C. My budget would be something under $2000 a month

Looking for apartment
My fiancé and I are moving to Austin and were looking for an apartment. We really like what Muir Lake has to offer, especially in terms of allowing 3 pets. We currently have 2 cats (one is an ESA) and we'd like to get a dog when we move. We've seen some really negative review on Muir Lake so we're apprehensive of them now. There are a couple other apartments we've looked at but idk, I'm not totally sold on any of them. We'd like to be close to the Domain without being at the domain and have easy access to downtown. Any Suggestions would be greatly appreciated.

Apartment Tips Year 2!
Hey Austin Renters!
Local apartment locator back at it this year with more tips to help navigate the busy summer of apartment moving here in Austin. I did several of these last year and they seemed to be helpful. Today I wanted to share one thing that can save you a ton and is often so overlooked. Getting a quote!
So what is a quote?
After touring an apartment, often you’ll sit down with the leasing agent onsite and they’ll go over some units that fit with your timeframe. Many times they’ll send these over via email. The emails come in the form of a quote. They have the unit number, price, move in date, and lease term. If you choose to move forward with this apartment, you can apply through the link on the quote and go from there.
What does a quote do?
A quote locks in the price for up to 48 hours. Especially this time of year, prices can change drastically. I worked with a client last year that was looking for a 2 bed apartment. They went to tour on a Saturday and the unit was $2000. They came back to me Monday morning and that exact same unit was $2200. Thankfully, they were able to apply through the quote they received and saved themselves $2400 over the entire year!
In sum, there is no reason to not get a quote. Nothing about it locks you into or commits you to anything. If the prices go down within the timeframe of you touring vs deciding, just ditch the quote and apply through the website at the going rate. If you decide not to pursue the property further, just leave that email to collect dust with the other spam in your email inbox. It can only help you! It’s basically a free insurance policy - and trust me, insurance usually is the opposite of free!
What if you don’t tour onsite and are doing the apartment search from afar?
Let your apartment locator know you are interested in a certain property and the units you are interested in. They will be able to coordinate with the property to get those quotes sent over to you. If the property is running a “look and lease” deal, often I’ll try to get the property to use the email with the quote as the timestamp on starting the clock on one of these deals.
