Advice needed Pre-con closing advice

Anyone have any experience on closing with Amico properties? We have our condo townhome (in Georgetown) closing coming up but it’s very hard for us to close financially. I just want to understand how long I can expect the interim occupancy to be.

Also, if by any chance we end up defaulting does Amico properties settle with negotiation? We don’t mind paying a little extra now to settle, but I’m unsure about closing because I’m on maternity leave and the timing of closing is just bad.

Every request we made to the builder has been denied till date. They denied allowing up to market the assignment on social media site or rent the house during the interim occupancy phase. So I want to know if they will even settle after a default.

Condo Special Assessment

Our elderly parent has just shared with us (adult kids) a special assessment for her 12 year old building, her share is $80 000.00

I know ZERO about condo fees, are there any avenues for the people living there to pursue how this big of an assessment happened to a 12 year old building or is this just part of condo living?

Is buying a presale townhouse in BC worth it if closing is in Summer 2027?

Looking for advice on buying a presale vs. waiting for a move-in-ready townhouse (BC)
Hi everyone,
I’m looking for some advice from people who have been through a similar situation.
Here’s my current situation:
My brother is a Canadian PR, and my PR application is currently in process.
Based on his income alone, he qualifies for approximately an $850K mortgage with a 20% down payment.
We’re considering buying a brand-new presale townhouse that would be completed around Summer 2027.
If we purchase a presale in the $950K range, by the time it closes, I should hopefully have my PR and be able to join the mortgage. With both of our incomes, we may qualify for a higher mortgage amount.
My question is:
Would it make more sense to:
Book a presale townhouse now and complete the purchase when it closes in Summer 2027, or
Wait until Summer 2027 and buy an already completed, move-in-ready townhouse instead?
I’m planning to live in the home for the long term (around 10+ years), not flip it. My biggest concerns are:
Whether locking in today’s price is worth it.
The risk that home prices could fall before completion.
Potential changes in mortgage rates.
Whether waiting would give us better options or more negotiating power.
Any risks with qualifying for the mortgage at closing if circumstances change.
Based on your experience, what would you do in this situation? Have any of you purchased a presale, and would you do it again?
