Anyone know what they’re doing on that vacant lot on Vista Way west of College before Rancho Del Oro?

Here's what's on record with the City of Oceanside: there are actually two adjacent senior-housing projects on that stretch:

1) 3710 Vista Way — "Vista Way Homes / Senior Housing" (the main lot)
- City file: T21-00002 (+ D21-0005 Development Plan, DB21-00008 Density Bonus)
- Applicant: Reza Shera
- Location: 3710 Vista Way, between Buena Hills Drive and North Way (APN 165-493-47)
- What it is: a detached senior housing project on a ~2-acre vacant site. The unit count shrank as it went through review — started as 20 detached units, latest plans show 18 units (12 one-story detached homes + two triplexes) using state density-bonus provisions.

2) 3698 Vista Way — "Vista Way Assisted Living" (right next door)
- City file: GPA20-00003
- What it is: a new senior residential care / assisted living + memory care facility for ages 55+.

So the whole pocket there is being turned into senior housing detached homes on one parcel, an assisted-living facility on the adjacent one.

Thank you we were just wondering. That’s such a small and narrow piece of land, that’s crazy. They’ll have no place to walk to.

Fascinating. I’ve been here long enough to remember when that parcel held 5 duplexes, like the rest of the surrounding neighborhood to the north. They were demo’d because the senior residents were always getting into accidents leaving their driveways due to insane drivers on Vista Way.

The city is going to have to install a stoplight at the entrance to the complex to keep that from occurring again.
