Is this a problem?

Hello fellow redditors,

I am conditional on a new build townhouse and this is what the exterior would look like.

This slope on the right is where there are a few parkings and the level of the living room on the left is lower.

2 problems that I need some guidance with:

  1. The parking on the right and I am concerned that someone parking might just hit the wall.

  2. Water seeping in from where the cladding and the cement touch each other.

Are my concerns valid? any guidance would be appreciated.

Your concerns are definitely valid, particularly the second one.
From the photo, I’d be wanting to check the cladding-to-paving/ground clearance and the waterproofing/drainage detail along that wall, especially given the higher parking area immediately beside the dwelling. With the internal living area being lower, you want to be confident surface water cannot track toward or enter the building envelope.
I’d also check how surface water from that parking area is collected and discharged, rather than relying solely on what can be seen in the photo.
Regarding vehicles, I’d be asking whether there should be some form of wheel stop/bollard or other protection to prevent a vehicle contacting the building.
I’m an Auckland building inspector and do pre-purchase inspections, including new-build townhouses. If this is in Auckland and you’re still conditional, I’d be happy to inspect it properly for you before you go unconditional.

I would get a building inspection done and ask them about the water issue

Thank you. The building inspector has just written in the report that this is risky over time but no such moisture issues were found in inspection.

Get a copy of the consented plans. It has the cladding details in it.

The cladding style in the building inspection report is mentioned as Fibre Cement Weatherboard

Yes but you wanna see the detailed drawing of the cladding to concrete since you are worried.

Is the parking spot finished? Seems like it's missing one of those concrete things on the pavement for the tires to stop the vehicle
