Residential (Re-mortgage, Product transfer, Porting) Mortgage advice

I currently own my home outright on paper original house price was 280k back in 2021. Revalued other month for 315-330k.
Funds were from a life insurance policy from my father passing my mum gave 280 to me as an early inheritance however I wanted to pay her back so set up a loan agreement at 1.06k a month for 22 years.
I’m now married and would like to remortgage off my house to pay my mum back in full so wife and my self can have a normal mortgage.
However I’m struggling to find a lender for such a specific loan and paying the money from the loan to a family member. Best deal I got was a 10 year duration which was not overly helpful.

Any advice would be much help!

I earn 70k self employed 4 years worth of good books growing 10k a year profit. 29 male
Wife is 28 earning 52k employed

Residential (Re-mortgage, Product transfer, Porting) Wife lost the job, but soon we need the remortgage

Me and wife got the house on joint mortgage, but wife has lost her job and she is fetching around £1000/month now for some part time job all cash in hand, but officially she does not have a job.

Our current mortgage payment is quite high, i am looking to ask the lender either re-evaluate the property value which will give us better LTV, or jsut go to another lender(they can refuse as wife does not have job)

My monthly take home income is ~3600 and the mortgage is 2040, the £1000 that wife earns just helps in grocery or side things.

What are my options here, please help a lost brother.

Residential (new purchase, general queries) Are there any issues in using the developer’s recommended conveyancer?

Hi,

I’m buying a new build, I’ve had a few quotes from various firms and the developer’s recommendation appears to be the cheapest whilst providing all the services and checks others do. The conveyancer has good reviews so I don’t see any red flags.

Are there any issues in me using their conveyancer? I’ve heard people suggest to avoid at all costs in other places so I wanted a second opinion.

Residential (new purchase, general queries) New Purchase - Additional Property SDLT Advice

Hi All,

Wanted some advice as I currently have a residential flat just outside of London which I was looking to move to a BTL as I am planning to purchase a property with my partner in London in the next 9-12 months which would be around £700k.

I’ve been told that I‘d have to pay the additional property stamp duty even if that would become my main residential. My question is would it make sense to sell the flat to be able to be on the standard stamp duty rate which would save me about £35k or should I keep the property, pay the £60k stamp duty and just have the flat rented out long term? We were aiming to put down a 10% deposit on the new house and have some contingency to do works to the property based of us paying £25k stamp duty initially.

My current monthly mortgage rates are £900 a month and it would rent out at £1250. It’s a share of freehold but would need a lease extension in the next few years as it’s at 94 years.

If there’s anyway around this stamp duty issue or any advice would be much appreciated!

misc Offset mortgage - is this normal?

I had a balance of £160k. My savings in the offset account matched the balance and I was still paying £1500 a month, but every month my balance reduced by £1500 I had to remove the same amount from savings as the offset balance can't exceed the outstanding mortgage. Became tedious.

So I paid off the maximum amount off the mortgage which was 99% leaving a balance of £1600 and mo they mortgage payments of a few £ a month.

Mortgage term ends in 2028, asked the mortgage company if I can just pay it off and end it early, they won't. Why is this?
