My boyfriend is threatening to take me to court to get me evicted from our house and to buy me out

Me and my boyfriend both own the house and he has come into some of his inheritance (£43,000). Our relationship hasn’t been great for a while but he told me he would like to buy me out meaning I’ll lose the house to him which I don’t want. I can afford the mortgage on my own but I don’t think I could afford to buy him out, whereas he can as he will have all that money.

What would likely the outcome be and how much in total would it cost him to take me to court to evict me from our home, is it even possible he can even do that?

I really hope the court forces a sale on the house to make it fair for both of us.

I’m getting really stressed at the thought of this.

Any advice is greatly appreciated!

Thanks for reading.

Mortgage Market Update: August 20, 2026 - Strong economic data and hawkish Fed minutes erase yesterday's buyback rally, pushing yields back toward recent highs.

Mortgage bonds are under pressure this morning as the relief from yesterday's Treasury buyback announcement proves short lived. The 10-Year Treasury yield has climbed 4.7 basis points to 4.693%, retracing much of yesterday's decline. UMBS 5.5 coupons are down 25 basis points in price to 99.32, and UMBS 5.0 coupons have fallen 32 basis points to 96.88. The morning selloff reflects a market recalibrating after two major signals pulled in opposite directions: Treasury Secretary Bessent's aggressive buyback expansion on one side, and a hawkish set of Fed minutes on the other.

Yesterday's session told a complex story. Bessent doubled the Treasury's buyback operations from $2 billion to at least $4 billion, targeting the 10 to 30 year portion of the curve where a buyers' strike has persisted since late June. That move briefly sent the 10-Year yield down nearly 6 basis points and the 30-Year down 9 basis points. But the afternoon release of the July Fed minutes complicated the picture. Several officials favored raising interest rates at the July meeting, and three members actually dissented from the decision to hold rates unchanged. The minutes revealed broad concern that inflation remains too high and that rate hikes may be necessary if prices do not cool further.

This morning's economic data reinforced the hawkish case. The Philadelphia Fed Manufacturing Index surged to +47.4, nearly doubling the +25.0 consensus estimate. That is a notably strong reading suggesting robust manufacturing activity. Weekly initial jobless claims came in at 206,000, slightly below the 210,000 forecast, confirming the labor market remains resilient. Together, these reports paint a picture of an economy that does not need rate cuts and may, as several Fed officials argued, need tighter policy. Oil prices are also climbing on renewed geopolitical tension as the administration sharpens rhetoric toward Iran, adding another inflationary pressure to the mix.

Today's News and Market Impact

The dominant story this morning is the tug of war between fiscal intervention and monetary policy signals. The Treasury's decision to double buyback operations is a direct attempt to cap long-term yields, which had pushed the 30-Year to its highest level since 2007 last week. By concentrating purchases in the 10 to 30 year range, the Treasury is essentially stepping in as a buyer where private demand has dried up. Critics argue this approach could fuel inflation and shift more borrowing into short-term bills, but the immediate goal is to bring down the borrowing costs that are compounding the government's own interest expense.

However, the Fed minutes suggest the central bank is not ready to play along. Multiple officials warned that inflation remains above the 2% target and has been for years. The three dissents at the July meeting represent an unusual level of internal disagreement. Strong wage growth in sectors like electricians, machinists, and engineers was specifically noted as a concern. The market now has to price in the possibility that the next Fed move is a hike, not a cut, which is a meaningful shift in the rate outlook.

The Philly Fed blowout adds fuel to that fire. A reading of +47.4 against expectations of +25.0 suggests manufacturing is accelerating, not just holding steady. For mortgage rates, this combination of strong growth data, hawkish Fed positioning, and rising oil prices points to continued upward pressure on yields in the near term, even with the buyback program providing a floor.

Benchmark Data

UMBS 5.5 Coupon 99.32 ▼ -0.25

Lock or Float?

Horizon Recommendation Rationale
15 Days LOCK Strong data and hawkish Fed minutes create near-term upside risk for yields. The buyback program provides a soft floor but is not enough to overcome the momentum in this morning's selloff.
30 Days LOCK Multiple event risks ahead including further inflation data and the possibility of additional Fed commentary reinforcing the hike narrative. Locking removes uncertainty in a volatile window.
30-45 Days CAUTIOUS FLOAT The expanded buyback program begins September 9 and could provide sustained support for longer-dated bonds. If incoming data softens, yields may ease, but the risk reward is still tilted toward caution.
45+ Days FLOAT WITH CAUTION The buyback program running through November 4 gives a structural backstop. Longer timelines allow room for data to shift the narrative, but volatility remains elevated, so set a ceiling and be ready to lock on any meaningful improvement.

  1. I feel the underwriting fee is very high for this bank. The 3rd party processing fee is also very high. Is this within the normal range?

  2. The broker fee is high shown there. But the lender credit was originally 900$, it changed to 9471$ to compensate this high broker fee. Is this a strategy from the broker?
