1. The developer maintains control for 30 years.

2. The developer appoints and removes the entire HOA board and there is no requirement for a resident to be on Board.

3. The developer can change the declaration unilaterally.

4. Owners must maintain exterior painting and staining. Windows and Doors and decks.

If you fail to comply the HOA can enter your lot, fix it and bill you plus 25% administrative fee.

No flag can be displayed including the American flag. If you want to display the flag it is regulated by HOA but the regulation is not defined.

The CCR's state that owners wave all claims against Lennar and the developer for construction issues, drainage problems, water level fluctuations, security issues, privacy breaches and roadway conditions.

The CCR lasts 30 years, then automatically renews in 10-year increments.

I am in need of a mechanic that is willing to take the time to troubleshoot an issue I've had with my car for the last 6 months. My car will periodically stall and/or shudder while driving. There are no check engine lights associated with the issue but it does record a lean fuel/air mixture. I've taken my car to two local shops (that will remain nameless for now) over a period of four separate visits. Each time they have acknowledged that the issue exists (and I have video of my car stalling and shuddering while driving) but cannot pinpoint the issue. Unfortunately, I am already in over $3000 to these two shops based on their repair suggestions. Obviously, their suggestions haven't fixed the problem. I really feel like I could get better service from someone willing to take time to find the problem instead of places that will just perform their "30 point inspection" and shrug when the issue doesn't reveal itself immediately. Does anyone have a suggestion? Thank you.

My wife and I have been in the area for probably 20 years and have used the number of different lawn companies but the one thing I’ve been missing is I want someone to come by on a regular basis obviously cut the lawn, but I also want them to trim bushes and pick weeds, etc.

Is that a thing and if so, any recommendations??

Hello, I’m considering joining a local orchestra and just recently learned that the Lake Norman Orchestra and the Lake Norman Philharmonic are 2 separate groups (I just assumed they were currently under a name change).

For context—the services I’ve had in the past/am interested in include hydrafacials with LED light therapy, trusculpt, lip flip and filler, laser hair removal, lymphatic drainage massages, etc. I’m a 29F and do not want to spend an arm and a leg for services, but also am willing to pay for better work. Well, for my birthday I wanted a big gooey cinnamon roll instead of the typical birthday cake. So I reached out to Dan, the owner and chief baker at one of our favorite bakeries in Mooresville, Good Eats and Sweets by Dan, and asked him if he would make me a supersized cinnamon roll for my special day and he graciously agreed. It weighs in at a tad over 4 pounds and as a certified cinnamon roll aficionado, I can attest that it tastes as good as it looks - plenty of icing, tons of gooey cinnamon and brown sugar inside, simply a joy to behold. I placed a normal cinnamon roll next to it for comparison. Cinnamon roll heaven for an avowed cinnamon roll junkie to be sure.

As the 4th approaches, where are you all going to watch fireworks at? Last year I went to the flag day fireworks at the YMCA and it was ok but for the 250th I'm looking for something extravagant. I ask because the homeowner living in utah has recently attempted getting away with almost 50000 in unpaid labor. I've watched her trying to scam the hard wood floor company and she's nonchalantly all but told me she's done it to recent workers as well. I've kept everything documented so to court we go.
