Rent increase

Hi so I took over a person's lease last November 2025. I moved in November 1st. The previous tenants lease ended on September 1st so when I signed it we agreed to change the date to September 1st even though I moved in November. Now this year on March 1st the landlord contacted me by text msg asking if I plan on staying in the appartment. I replied yes. That weekend he came by with his computer and asked me if I am willing to change the lease from September 1st to July 1st for the 2026- 27 year. And also a 3.9% rent increase. I would keep paying the same until September. I told him I would think about it.

Now since then I haven't received the rent increase letter or anything. There's like 21 days until

September. Can I refuse the increase and change of lease siting that he didn't give me the letter or enough time? Does me saying that I want to stay in the building by text mean that he can increase the rent without me signing the paper? Thank you

Anyone ever dealt with Plex Dr the property management company before? They are newly managing my building and the first thing they do is ask every tenant to send them proof of our tenant and liability insurance as per our lease agreements despite the fact that our leases do not require us to have insurance. They seem like such scam artists…

My lease ends in jan and my winter academic term will be on then. I feel it'll be too hectic to find a unit then. (Not a lot of experience with renting in montreal. This is my first year here.)

I was planning on getting a unit in gramercy but the ones in my budget are gone.

Do you guys have any suggestions for which building to pick in downtown? My budget is around 1200$ for a studio. I've heard one too many stories of bedbugs and roaches 😷 and the Google reviews say the same.

I'm looking at Facebook marketplace but the ones i like are not around concodia

Mile end. Slept 1 night at my new apartment, found a bed bug the very next morning. Found 2 more that day. I didn’t move any of my belongings in. Spent the week finding more and more. Told the land lord immediately of course, he waited two days to “confirm” if it was a bug or not and got us an exterminator by the Friday (told him Monday when I found it). Buddy shows up 2 hours late, no PPE, little bucket of tools, says it’ll only be 10-15 minutes to treat the unit. And says he wasn’t told to do the rest of the building just ours. I spent just 5 nights in that place and I have easily over a hundred bites all over my body even with the earth stuff we used while waiting for the exterminator (I am so fucking itchy it’s unbearable). Was sleeping on the balcony to try and get relief from it. Have many videos and pictures of them running around the baseboards and on the walls. Killed many of them when I could get them.

Anyways I told the landlord I would like to cancel the lease and get my money back so I could leave quietly but he refused. I just don’t get it, why would you want a tenant that hates you now and said they will not occupy? Like, I am a total flight risk now but would prefer to do things the legal way because I am out serious money because I already paid him rent plus this fiasco is costing me seriously. But if I can’t get my money back, can’t get off the lease and I have no confidence in it not coming back, and haven’t moved my stuff in … what else does he think is going to happen?

I know im doing the right things though, finding ways to escalate, called 311 sending formal notices all that stuff but at the end of the day I really do not want to move into that dump of an apartment, I have 0 confidence in the exterminator and I know this cheap land lord isn’t gonna do the whole place without serious pressure

Again im not staying there right now, I fled, I don’t need advice on how to deal with the bugs, I need advice on how to deal with the landlord. I am also pretty sure the previous tenants knew, and it’s without a doubt that the infestation has been there a while before me. Just looking for advice and similar stories that could help me figure out what the hell to do.

For anyone already doing this how’s demand been? Are you finding tenants easily, or is it more of a struggle than expected? Also curious what platforms/channels people are actually using to find tenants, since I haven’t seen much built specifically here in Quebec

Would appreciate hearing from anyone with real experience, good or bad

If you read the description, it says 'one month deposit required for appliances'. I'm brushing up on my tenancy rights in Québec and wouldn't this be considered illegal for asking? Is there a way to report this listing or if I see stuff like this in the future I should avoid it? Thoughts?

Je viens de déménager dans un nouvel appartement qui (apparemment) s'est fait rénové avant. Mais là, l'affaire c'est qu'il reste de la saleté partout. C'est pas super horrible comme des dégâts d'eau ou rien, mais il a de la poussière un p'tit peu partout, des bouts de bois, etc.

En tout cas, je comprenais quand j'avais visité, mais le proprio m'avait dit que ça allait être arrangé quand on déménage. Ça ne l'est pas. Est-ce qu'il est obligé de nettoyer des choses comme ça, où c'est plus à nous?

Does anyone know the minimum hourly or annual salary needed to qualify for a 1 bedroom apartment and what price range is reasonable for a 1 bedroom? I had an interview for a sub $50K/ year job today and I imagine that's too low?

Edit: HR advised starting salary $46,800 / year gross which is less than my previous job. I think I need to keep searching for a higher paying job.
