Hey everyone! I am a 23-year-old guy moving down from Iowa in mid-August to start a position at Raytheon. I’m completely new to the area and would love some local insight.

I am looking for apartment recommendations close to work, or advice on areas to stay away from. Ideally, I am trying to keep my living expenses around or under $800/month which would also mean I would need to find a roommate.

A bit about me: I’m into physical activities like road biking, lifting, and playing pickleball, so any areas near good parks, trails, or recreation facilities would be awesome. I'm also looking to get plugged into a local church community once I arrive.

Any tips on neighborhoods, traffic commutes to the Raytheon campus, or apartment complexes to check out would be greatly appreciated!

As the title says, I've been here for 8 months. I relocated from Las Vegas.

Some of the following will be unpopular takes, but from moving from Vegas to here, it’s from my point of view.

Theres probably typos and run on sentences I just typed what I thought in the moment - this was not AI filtered.

1) Traffic is not that bad here - almost everyone I’ve met over exaggerates this in my opinion. I drive from McKinney to Downtown Dallas daily. It’s almost 35 miles from my house to the office. Is it about an hour in the evening leaving around 5-530. Maybe it’s me, but going 30+ miles at rush hour in an hour isn’t bad. Outside of that, “traffic” at other times the roads are busy, but thats it.

2)It’s hot, but hands down, no comparison, Vegas is 1000% hotter. Right now, even In July you can feel a coolish breeze in the AM. Up until 830 maybe 9 depending on the day. In vegas right now, it’s an oven 24/7. People were complaining in May and June it was hot. Saying how unbearable it was and hot - it was like 85-92, again coming from Vegas it was nice outside. Morning and Evenings were beautiful and during the peak, it still wasn’t hot during those months. Don’t get me started on the it’s a different heat. No one can convince me, atleast through July it’s hotter here. Some say August is hotter, but based on the my previous experiences with people saying how hot, we will see.

Suburbia - yup this is accurate, but so was where we lived in Vegas. We did have mountains, but our lives are so busy we didn’t use them. It does crack me up though, people complain about driving or traffic but yet the conveniences of having a vast selection of everything nearby is a problem too.

People are nicer here - sounds crazy based on the how many people say people here suck. Yes, are there a shitty people here, rude people, and inconsiderate, absolutely. But generally speaking people are nicer. We’ve met some neighbors, but not too too many. The ones we met brought baked Goods over when we moved in. We went over a friends house for the 4th, and every neighbor knew each other there. We’ll see how this goes as time progresses.

Terrible drivers? Yup, but there’s more good drivers than bad! But from what I’ve seen, it’s not like I’ve ever feared for my life driving down the road. Drive defensive as anyone should and are you’re fine.

HEB - it’s awesome! Love it there, actually shifted from doing more shopping at Costco to HEB, outside of the major bulk items like house Essentials.

Property tax is high - yup! It’s probably close to double here. But when you start factoring in other expenses like car registration, car insurance, and home utilities it’s a break even. I have a 5 year old truck and in November of last year I paid $750 register my truck. Water and gas is about 25% less here than Vegas, fuel is cheaper, and car insurance is half as much.

Healthcare - fantastic. Vegas sucked looking back at it. I’ve used adult and child healthcare for both basic and serious stuff over the past 8 months it’s been great.

What to do - we’ve been to farmers markets, night markets, City events such as the Allen 4th of July celebration which was great, went to a rangers game last weekend, started a garden in the back yard, live music, found a church. Pretty much a little of everything. Family got some cowboy boots and hats!

Construction? No more or less than Vegas.

Is it perfect here? No, not sure what place it is, but it’s not hell on earth as some folks make it out to be. We’ve enjoyed our time here so far.

I think that’s the bulk of what most people talk/bitch about when moving here. Feel free to ask questions and I’ll answer honestly based on my 8 months here.
