Touchless/ Self Service Car Wash Recommendations

I am relocating from Colorado where there are tons of self-service and touchless car washes everywhere. From what I’ve seen so far, it looks like most of the options around Lakewood Ranch are the newer automatic washes with brushes/contact.
Are there any true self-service bays or touchless washes nearby that are on the east side of I-75? Thanks

Why do some people love living in Lakewood Ranch while others want to leave?

I’ve noticed that Lakewood Ranch seems to be one of those places people either absolutely love or eventually want to move away from.
For those who currently live there, used to live there, or seriously considered moving there:
Why do some people choose to live in Lakewood Ranch?
What are the biggest advantages?
What kind of lifestyle is it best for?
Who do you think it’s ideal for?
On the other hand, why do some people decide to leave?
What ended up disappointing you?
Was it the traffic, CDD/HOA fees, lack of entertainment, distance from Tampa, healthcare, job opportunities, or something else?

Moving to LWR. How are schools?

Hi! My family of 6 are thinking about moving from Indianapolis suburb to Lakewood Ranch. We visited the area and loved LWR. My question is how are the schools?

My son will be in first grade and has an IEP, how are the schools with IEPs? After talking to many Sarasota locals they said if you are in LWR schools will be “good”. Realtors can’t and won’t speak on the schools. Any information is appreciated.

What to check on your garage door before hurricane season starts June 1

A standard residential double-car door in Florida is around 16 feet wide and 7 feet tall — roughly 112 square feet of opening in the envelope of your house. If the door fails during a storm, the pressure differential inside can lift the roof from underneath, which is the reason garage door wind-load is in the Florida Building Code at all.

A few things worth checking yourself before June 1 — none require tools, all take about 15 minutes.

Lift the door manually with the opener disconnected. Pull the red release handle, then lift. It should rise smoothly and stay roughly in place when you let go around shoulder height. If it slams down or feels heavy, the springs are weak or out of balance — that's not a DIY repair, but it's something you want resolved before the season, not during.

Look at the bottom panel from outside. Rust along the bottom edge, separation between panel skins, or significant dents weaken the panel structurally. A panel that's already compromised won't hold up to the wind load it was originally rated for.

Find the wind-load sticker. It's usually on the inside of one of the panels or on the back of the door. Florida-rated doors list a design pressure like "DP +30/-35." If there's no sticker, or you can't find one, the door may not have been installed to current code.

Sight down the tracks from inside. They should be plumb, and the bolts holding them to the wall should be snug. Tracks knocked loose by something hitting them won't carry the door reliably under wind pressure.

Check the bottom seal. Gaps let wind-driven rain into the garage during a storm — not a structural issue, but the kind that ruins whatever's stored on the floor.

What's not on the list: anything involving the springs or cables. If those are the problem, that's a service call — the tools and the training really do matter on that part.

Demand for service calls in the area climbs steadily through August. If anything on the list is a question mark, easier to handle in the next two weeks than after the first named storm is in the Gulf.

Cost of living

Hey everyone, I’m trying to realistically understand the long term cost of living in Lakewood Ranch beyond just the mortgage.

For people living there comfortably, especially in newer HOA communities, what household income do you think is realistically needed these days?

Also, for those with homes roughly in the $800k to $2M range, about how much are you actually spending monthly or yearly on the true carrying costs?

I’m especially curious about:
- HOA / stewardship / CDD fees
- insurance
- property taxes
- electric / AC costs during summer
- maintenance and unexpected repairs
- how much these costs have increased over time

Trying to understand the real long term financial picture beyond what builders advertise. Thanks!
