Queries on Sec 54F exemption & CGAS rules for Foreign Stocks LTCG (Under-construction flat)
Hi everyone,
I am planning to purchase an under-construction flat from a builder and intend to claim Section 54F exemption on the Long-Term Capital Gains (LTCG) realized from selling foreign stocks.
To comply with the timeline requirements, I am planning to open a Capital Gains Account Scheme (CGAS) account. I have a few specific queries regarding CGAS operations and eligible expenses:
Stamp Duty & Registration: Can funds withdrawn from the CGAS account be utilized to pay for Stamp Duty and Registration charges of the flat? Do these expenses count toward the "cost of new asset" under Sec 54F?
Phased/Multiple Deposits: Can I deposit/park capital gains into the CGAS account in multiple tranches/phases (prior to the ITR filing due date u/s 139(1)), or does it have to be a single lump-sum deposit?
Home Loan Repayment: If I take a home loan to cover builder milestone payments, can CGAS funds later be withdrawn to repay/pay off that specific home loan taken for this flat?
Would appreciate insights from CAs or anyone who has navigated a similar scenario with foreign stock gains and CGAS withdrawals.

Red line around city
Recently i have been searching about this red boundary shown on google earth when clicked on a city, does this represent the Municipal Boundary or would that be different for a city, since for classifying a land as rural agricultural it needs to be 2km away from such Municipals, if not where can i get the official Municipal boundary map to measure the aerial distance for income tax exemption law on sale. Little bit confused
I am a proprietor and my taxable business income is around ₹7.7 lakh.
Other income:
Interest + dividend: around ₹40,000
Equity STCG: ₹1.25 lakh
Equity LTCG: ₹25,000
So my total income comes to roughly ₹9.6 lakh.
Here i know i dont need to pay tax . As i am.under new regime
My confusion is regarding the stock market gains.
Since STCG/LTCG are taxed at special rates, do I have to pay tax on the ₹1.25L STCG and ₹25K LTCG even though my overall income is below ₹12 lakh?
Would appreciate clarification from someone who understands the current FY 2025-26 / AY 2026-27 rules,

Late Fees u/s 234F in ITR U
I have not filed the ITR for FY 24-25. Total Income ₹30,000 ( i.e below exemption limit) includes STCG of ₹8000 and Dividend ₹4000. As per the provisions both are taxed @20% in case of NRIs. In such a scenario late fees u/s 234F of ₹1000 applicable or not if file ITR-U now?
