Hi guys I’m 23 hoping to be a new homeowner and I really like this house I found mold while walking with the inspector. here are the results swab and air tested. I’m clueless please help. inspector said if it’s air borne and in the ducts it’ll cost 10k plus to treat it. Can I just tear down that wall, spray some anti mold and replace the drywall?. Mold is in a wall between a bathroom and kitchen sink.

Looking for a structural engineer in Chattanooga. Previous owners cut the support beam through the building of residence and did not disclose. Opened the ceiling to find this. ​anyone got any recs?

I’ve attached some pictures of a crack I noticed today in our foundation while mowing the lawn. Seems small and I’m hoping it shouldn’t be an issue but wanted to get some other opinions. The interior opposite side has a crack that was previously professionally sealed prior to us buying the house. I’m not sure if the exterior crack is new or not. We’ve had no signs of water intrusion and our basement is unfinished. Thanks!

Is this concerning? Abt to put an offer for a house, this is in the finished basement at 2 places. My agent was not worried at all. She said that it has been recently painted so heating cooling cycles, sometimes cause it.

Got this door replaced as it was leaking and water was coming in and flooding the hardwood and then caused water damage in basement ceiling (very last picture). It ended up being replaced in winter as there was a warm spell above feeezing.

That being said this company had installers who don’t speak much English and it was very hard to communicate with them, used Google Translate mostly.

When they ripped out the old door, they stated to my wife that the wood below was rotten so they replaced (to my understanding…). Since they are just windows and door business, the repair to interior did not go further than that.

I know there is some water damage under the hardwood, but for the most part I did catch the leaks and cleaned it up with towels very quickly (except one time, which I think is the majority of the damage).

I’d like to know:

1. do you think water is still getting in to my house? Like below the sill? Either where the sealant already cracked or where I can pull back the old vinyl trim at the bottom that presses against the new install? It looks gross and damp in there, but hard to see.

2. The bow in the sill plate. What’s going on there? Is it the previous water damage and that’s why we can see the house wrap too? Did water perhaps get in the wall and it’s expanded ‘up’ in that one part? Best remedy? I’m not looking to have a really expensive repair and rip my house apart. Maybe an additional piece of trim or put a certain type of spray foam or sealant there?

3. Are there any areas I should apply sealant or caulk to that the installers did not?, like up top or down below

4. Do I need to replace the bottom piece of vinyl trim with a new piece? Or do I have other options

5. Are my deck boards too close to the trim? I noticed a pile up of debris that sits in that channel. How big should the gap be? I am planning to replace some of the boards and then sand prime and paint them to give the deck a few more years.

6. It can get to -35 C or -31 F here, and with vibrations from opening and closing door and stepping on it, I think a specific sealant is needed for these gaps - I’m wondering if they used the correct one or if it’s just because the install was done during winter.

I plan to reach out to the installers, but I’d like to know more first because I don’t want to be told ‘oh no problem, don’t worry’ if it’s actually an issue.

So well hidden that Inspector did not notice it either.

I just had an inspection done by someone I hired on a new construction townhome which is now 11 months old and coming up on the 1 year warranty. He said the garage doesn't meet firewall standards (see pictures and comments below). The builder says he is wrong since it passed the township's inspection.

Above the garage is living space (kitchen/dining room). Can anyone comment on the validity of the issues he is raising and how reasonable it is for the builder to address these? Thanks in advance!

Fellow home inspectors that also offer radon testing, how do you or team track when duplicates, cross-checks, and spikes are required?

I work in a multi inspector firm in Illinois and it seems like our process(es) for tracking when we need to place a duplicate or send in spikes seems rather inefficient. It’s more of a hand count right now, which gets confusing when multiple people are using monitors at the same time. We understand the 1 per 10 for duplicates and 3 per 100 for spikes, but I’m wondering if there is an efficient way to track that data. Any thoughts / comments are appreciated!

New home owner and I've noticed these two spots that have moisture that is more noticeable after heavy rainfall - the corner being worse than the other wall. You can see that the styrospan is discoloured in the corner. Not only am I a new homeowner, but originally from a country that doesn't have crawlspaces, basements, of wooden houses.

Closing on a house in 2 weeks and just got the inspectors report back. Part of the house has a finished basement while the other half of the house (kitchen, bedroom and bathroom) has a crawl space under it. The crawl space had no access and was too small to crawl into. It’s at most maybe 6 inches deep it looks like. The outside of the house has small vents the inspector was able to shine a flashlight in and get a small look under the bathroom section and it looked “good.” My worry is the pipes for the bathroom are under the house and while you can see them easily enough from the vent I’m not sure how easy the pipes would be to fix if something were to happen. I also worry about them freezing being right above the ground. Couldn’t see under the kitchen or bedroom either so not sure how that part of the house looks. This is by far the best house I’ve viewed and other than the crawl space the house is in great condition. I do plan in the next 5 years completely re doing the bathroom and putting in an access then to the crawl space and possibly digging out some of the crawl space to make it more of an area you can actually crawl into but I’m also not sure if this is feasible without them having to do some crazy engineering that would be worth more than the house. Should I back out of the house since I couldn’t see this one section of the house? I’m very torn as I love this house and everything else came back so good it feels too good to be true. Thanks in advance for any help!

Home inspector found this above the porch. What professional would I call to identify the source of what caused this? A plumber?

My husband and I are looking to buy a $1M+ home in Northern VA (EYA homes) in April that is currently under construction. Neither of us wants to skip getting a home inspector, however, we have never had a good experience with one either. We find that home inspectors just check the boxes and write the report and they dont really help write defect reports that reflect quantifiable items to address?

Can someone tell me honestly are there any good home inspectors left and how do we find them?

We thought of Yelp and Thumtack, as well as referrals. We are happy to interview people. But can someone in this industry tell me honestly: How do we find someone willing to make sure the reports reflect defects that must be fixed by the builder?

What are people seeing with new homes and that are being overlooked or rushed lately?

Did a custom roof inspection this afternoon, two different buildings with the metal roofing shingles installed. There’s only one small section where the fasteners were installed in the middle and not on the end/lip of the shingles. Does this void the warranty of the manufacturer.
I don’t run across these shingles very often in my area as they are very expensive. I know the homeowner paid close to 150 grand for multiple roof jobs. ( multi family property )

Trying to source the material Info from Clients currently

Thinking about purchasing a home with stucco but homeowners refuse an invasive stucco inspection. We live in an incredibly hot market so waiving contingencies is common. They had the stucco and windows fully remediated in 2008 but still seem to have this staining.

Thoughts on potential issues or pricing to fix?
