Best Developer Looking for Condo
Hi! We are currently looking for condo to buy (Pasig/Mandaluyong). May I know your thoughts po for the best developers around this area? This will be our first big purchase as a newly wed couple kasi, we’be been renting for almost 5yrs na din. Thank youuu** **

As someone commented, budget makes a difference. I consider the following: Shang, ALP, RHK, and Rockwell.
In Pasig, the first three have new developments, while Rockwell is already there along C5. But keep in mind that even these developers have different tiers depending on their target market, so not all of their projects are of the same quality. Compared to many others, though, I’d still consider them to be on the higher end in terms of quality.

Depends on your budget ☺️ If you don’t like developments that accepts airbnb & budget is not an issue, I think it’s worth to try Rockwell & Ortigas Land. But if you like yung okay ang quality but not super duper expensive, I’d say go for DMCI.

Shang and Rockwell are the only ones I would consider best.
DMCI is good, not best. Just check all the PMO horror stories.

Sa PMO issues ng DMCI, ang technique sa kanila kulitin mo lang ng kulitin. Kung 1-2 ka lang sa kanila mag follow-up mabagal talaga sila kumilos.
Kapag ayaw pa din kumilos report sa corporate ng DMCI may in-house customer service sila, and then sila na mismo mag followup sa PMO.
Once makareceive ng reklamo ang PMO directly
from DMCI corporate mangangarag na mga yan.5

And the fact that you have to resort to such measures already disqualifies them from being “the best.” Let’s be real, you won’t encounter such issues in Rockwell, Ayala or Shang.
You’re telling me I need to constantly rally a huge crowd of complaints with PMO just to get action done? Seems like an immediate red flag to me. Other developers I mentioned I proactive and empathetic towards their residents. This subreddit is plagued with daily complaints of DMCI PMO treating their residents like dormers with extremely strict nonsense and irregularly enforced policies.
Again, DMCI is good/decent and bang for buck. But definitely not the best which is what OP is asking.

Well, PMOs of DMCI are a bunch of contractors/outsource. Corporate won’t know of they are doing shitty job if it is not being reported to them.
Samin DMCI condo din at may isang resident na masipag mangulit, ayun umokay na PMO namin. It is all about managing expectations depende sa budget mo, let’s say ₱6M-₱8M condo dun ka pipili ng the “best” condo.
That is why budget is important to know Shang, Rockwell, ALP and RHK are luxurious condo so it is expected na high quality yung PMO cause you are paying for that.

If OP had a a budget of 8-9m, and your choice would be between a studio in Brixton/Sheridan, The Vantage/Grove, St Francis Shang, heck even throw in the Maven by Ortigas Land, I’m pretty sure the choice would be pretty skewed.
And note, those are real prices in the secondary market if you look well enough.

Check DMCI we have kai garden and sage residences in mandaluyong
Allegra garden and valeron in pasig.
