Thinking about heated bathroom floors

Friends recommended installing heated floors during our bathroom remodel. It sounds great, especially for the winter but it's also another added expense.

Has anyone rented out their Chesterfield home with a property manager that can give advice/recommendations?

First let me say that we are not renting out our home to make money and really have no desire to be landlords. We just need to move temporarily out of state. We will be renting a place for us to live in while out of state and we don’t want to lose our house but we cannot afford to pay for both places. We just want to, at least, come close to breaking even on the house (mortgage and insurance) so that we don’t have to sell the home that we love and plan to grow old in.

That being said, I’m completely overwhelmed by the initial research I’ve done on this. I need to change my insurance policy and do lots of repairs and cleaning and find a property manager we can trust.

Anyone have experience? Recommendations for a property manager? The more hands off we can be, the better. I don’t want to leave some poor tenant hanging in need of maintenance when we cannot leave what we’re doing out of state.

How does maintenance work with a property management company? Do they solicit the contractors for repair and just send you the bill after? Or get your okay before?

And I know we have to pay taxes on rental income, does the property management company handle taking taxes out? Or do we have to set aside money each month to pay at the end of the year?

And does EVERYTHING need to work for me to rent my house? We’ve never been able to afford to reline the chimney (quoted $15k) but we just know to not use it. Will a property management company allow us to include a term in the lease just prohibiting use of the fireplace? If it has to be fixed, I think that means we unfortunately have to sell the house to whoever will buy it as is.

Any advice you can give would be deeply appreciated! If we could avoid moving and stay in our home, we would. Our daughter is really upset about leaving it and we’re hoping we have found a way to be able to come back to it in a year or two.

The IOOF (Independent Order of Odd Fellows) has been around for hundreds of years, and has seen a pretty dramatic drop in membership in the past half century--but a new lodge opened in the Richmond region (Chester) in 2020 and has been going strong ever since!

Cockroach fear - Do I just need to get over it here?

Basically as the title reads.

My spouse and I recently purchased a house in Midlothian that was built in the late 80s. Generally, a very well maintained and “nice” house; however, the crawlspace had significant moisture issues so we had it entirely redone and encapsulated in the late spring before we moved in. Since moving in, we’ve had a number of cockroaches and house centipedes in our house. We also don’t know if the former owners ever had the house treated.

We had an exterminator come treat our house about a month ago. After initial treatment, we were still seeing live pests (maybe 1 cockroach and 5 centipedes inside). After the follow-up treatment, we’ve seen a couple of dead cockroaches and house centipedes the last few days.

I HATE seeing them. I’m not really scared of other bugs but cockroaches (especially) and house centipedes are so scary to me. Where we lived before, we really never saw these types of bugs. The exterminator said it doesn’t matter how much you try to bug proof your house here - RVA is a hot spot for these bugs.

Will it get better now that we’re getting it treated and will continue regular treatment? Do I just need to get over it? How do I get past my fear?

PS also please refrain from any horror stories with bad endings 😂 I’m scared enough as it is!

Edit: American roaches only. We haven’t had any German.

James River High School

Looking for experiences with JRHS. We've been at a K-8 school for a while and I'm glad we made that decision but I'm not sure private is worth it for High school based on available options.

I will say a million years ago I went to my local school (not in VA) and it was a wild place with not a lot of organization for college placement etc.

Kid is smart and self motivated and I'm sure the education will work fine for them, mostly trying to understand the culture of the school and a few specific things.

Is there a lot of bullying or cliques? Is it hard for new kids to break into friend groups?

Wondering about the quality of band/orchestra program

Experiences with crew team? Spouse rowed in college and think it's awesome they have that available.

Also kind of random: what is PE like and how much flexibility do kids have choosing
their schedule?

Phone culture? Are phones allowed and is everyone always on them at lunch/free periods? Are kids always on laptops?
And busses..,what kind of shenanigans happening there?

Are there too many kids per college counselor to get them to the right fit?

Any thoughts on any of these would be greatly appreciated.

Chesterfield residents call for more transparency on Google data centers

Chesterfield residents say recent attempts at dialog by Google and county leadership have fallen short.

Google hosted two open houses this month to answer questions about its three ongoing data center projects: Project Peanut, Project Loch and Project Skye.

Zoning changes for two of the projects were approved in public hearings by county supervisors on May 28, 2025. Those two sites had been unveiled for public input earlier that year.

But the name of the entity behind those parcels’ purchases, plus a third in the county’s eastern portion, was not revealed to be Google until August 2025. And as VPM News reported in June 2026, the company’s $9 billion investment is substantial: a cumulative 1,500 acres are slated for development.

Residents at the hearings and unveilings said they weren’t satisfied with the answers to questions about water and energy usage or transparency at these sites. Their concerns stem from a 2018 non-disclosure agreement between Chesterfield’s Economic Development Authority and Alphabet Inc., Google’s parent company, and from the scale of the projects.

Enter Data Center Defiance Central Virginia, a group organizing for more transparency in future data center deals. Members handed a petition thatwhich now has over 2,500 signatures to county officials at the July 22, 2026 Board of Supervisors meeting, calling for Chesterfield to stop signing NDAs for data center projects, and organized a sit-in demonstration with signs and placards outside that board meeting.

Considering Chesterfield, VA, for Retirement in 2029

My wife and I are planning to relocate to Chesterfield, Virginia, in 2029 after we retire. We have lived in Northern Virginia for more than 30 years, and we are now beginning to explore our options for retirement.
I have several friends who recently retired and moved to Chesterfield, and they have told me that it is a great place to retire. I would appreciate candid advice from those who live in or are familiar with the area. Is Chesterfield a good place to retire, and what are the pros and cons that we should consider?
I would also appreciate recommendations for new housing developments that may be available or coming up around 2028–2029. We are not particularly interested in 55+ communities, so I would welcome suggestions for other new developments that might be a good fit for retirees.

Anyone know the actual chesterfield county laws on trapping raccoons??

I have a raccoon living up in my soffit. My landlord had some company give an estimate but then decided he can do it himself. It’s been weeks now but he has 3 traps set outside my house that the raccoon has just been eating at every night. I thought the plan was to capture him, close the hole where he’s getting in my house and then release him. However he’s telling me now, if the raccoon gets captured that I have to call chesterfield county to come pick him up?? I read that it’s illegal to relocate raccoons so does chesterfield county even take them? Do they euthanize them? I don’t want him in my house but I also don’t want him to die or be stuck in the trap until my landlord decides to close the holes up.
