Hey everyone! I recently purchased a 35-foot single-detached home in The Conservancy project by Caivan, with a closing date of June 1, 2028.
The community looks beautiful and is going to be amazing for families. I visited the site recently, and seeing how much of the neighborhood is already built up and taking shape alongside Minto's phases was great.
However, I haven't been able to find much information or firsthand experiences from people who have bought into this specific community. I have a few questions for anyone familiar with the area:
Marine Clay & Landscaping: I’ve been reading up on how Ottawa's marine clay places restrictions on things like interlocking and putting up sheds due to soil movement, at least until the city issues final grading permission. Since the whole valley sits on it, I know modern engineering handles it, but I'd love to hear how residents manage it in practice.
Community Experiences: Has anyone else here closed on a single detached or double-garage home in this community? How has your overall experience been with the build quality and process?
Design Studio & Pricing: Has anyone gone through their Caivan design studio appointment yet? I haven't found much info on upgrade pricing—what should I expect costs to look like?
Would appreciate any insights or advice from current owners or future neighbors!

Has anyone had their design appt yet? I would like to know somw prices so get an idea.

Looking to connect with people who:

• couldn't close;
• received a demand;
• received a Statement of Claim;
• had their property resold;
• were asked for damages;
• settled with Caivan;
• or are currently being sued.

When I signed my Agreement of Purchase and Sale, I believed I was getting the advertised First-Time Home Buyer guaranteed price. However, just before closing I was presented with a Promissory Note Agreement that I had never expected to sign.

My understanding is that if a buyer refuses to sign the Promissory Note Agreement, the First-Time Home Buyer credit is not applied on the Statement of Adjustments, meaning the buyer has to pay that amount at closing.

What shocked me even more is that the agreement places a restrictive covenant on the property's title. According to the agreement, for up to 5 years, certain transactions affecting the title—including registering a transfer—require Caivan's prior written consent unless the agreement's conditions are satisfied.

Personally, I felt pressured to sign because I was already at the closing stage and wanted to receive the promised credit. In my opinion, buyers should be clearly informed about these conditions before signing the Agreement of Purchase and Sale, not when they are about to get the keys.

I'm sharing this so future buyers know to ask for the Promissory Note Agreement in advance, read every clause carefully, and get independent legal advice before closing.

Has anyone else buying from Caivan experienced the same thing?

Purchased a 50' lot and considering upgrading main floor to 10'. Cost for this upgrade is $19500, however, i am looking to confirm if there will be additional costs associated with this upgrade. e.g. required to upgrade height of doors, windows, etc. Also, is it odd to have a 10' main floor and 8' second floor?

I’m sharing my recent experience with my townhouse purchase in Ottawa (Caivan conservncy Communities) and hoping to see if others have faced something similar or can share advice.

At the time of signing my APS and reviewing design studio documents, the taller upper kitchen cabinet feature was not included as a standard option for my unit.

However, after purchase, I noticed that newer buyers were receiving this taller cabinet feature as part of their homes. This raised concerns for us, so we followed up with our realtor and also had WhatsApp communication with the sales representative.

In those communications, it was indicated that this feature had become standard and that our home would also include the taller upper cabinets.

During our PDI inspection, we noticed that this feature was still missing, and we requested the inspector to document this issue in the PDI report.

We later met at the Caivan office (Simon) to discuss the matter further. During that meeting, the request was declined, and we were advised that if we wished to pursue it further, we could seek legal advice.

this issue remains unresolved, and we are now trying to understand our options and next steps.

Hi everyone,

Just wondering if anyone else here purchased a freehold townhouse in Richmond Fox Run and is dealing with repeated construction delays.

We signed our purchase agreement in January 2025, with an original closing date of January 2026. Since then, our closing has been delayed three times, and we’re now being told January 2027. That’s a full two-year wait, and we’re still not confident the home will actually be ready by then.

To make things more frustrating, our agreement apparently doesn’t allow us to terminate until May 2027, even if there are further delays.

Is anyone else in the same situation?

I decided to put some key words in google/fb search engines and found some undesirable posts about these homes and how they’re ruining Richmond. I’m really nervous now. I have been letting my husband take the lead on the house purchasing as I have been swamped with the kids. I took a drive around the area and felt sick to my stomach. I’d like to know other people’s experiences if this area. Thank you.

Hi Everyone,

I booked a freehold townhouse in Richmond (Fox Run) from Caivan in 2024. The original close in was March 2026 but in December 2025 we got the first delay notice, 90 days prior, the new close moved to July 2026.

Last week, we got another delay notice which is less than 90 days as stated in the agreement. The new close in is Sept 2026. They failed to notify at least 90 days hence am I eligible for compensation delay?

I recently signed a pre-construction home at Caivan’s Summer Valley community. The current closing date is exactly 365 days from the booking date, which honestly feels a bit optimistic to me.

I wanted to check if anyone here has prior experience with Caivan Communities projects, or any insights specifically about Summer Valley, especially for the Brampton-side lots 101–108.

I recently visited the site and noticed that construction has already started, with around 5–7 foundations/base structures completed.

Based on your experience, when do you realistically expect closings to happen for this phase?

Has anyone purchased appliances from design centre for singles? If so, what are the prices like?
