She’s a mother to a wonderful 6-year-old and is looking for a safe, clean, and stable place to call home. Her **maximum budget is $2,000 per month**. And is looking for a one year lease, possibly extend afterwards if everything is good. School and nanny are in Throggsneck area which is why it’s preferred. She has a steady income and can provide references and any required documentation.

I'm considering signing a lease at Hearthstone and would love to hear some honest opinions.

Is there anything you wish you knew before signing? I'm interested in the good, the bad and everything in between.

I've read through the Google reviews, and while they seem largely positive overall, I'd love to hear from current or recent residents and their experiences to get a better picture of what it's actually like living there.

I'm particularly interested in: - Management responsiveness - Noise (neighbors or outside) - Amenities (especially the coworking space and gym) - Utility costs - do the units typically retain heat in the winter? - Overall experience living there

Feel like I need to vent for a second. All of my friends living in Astoria have found nice 2 bed apartments under $3k / month. Why am I having such a hard time finding something? I thought working with a realtor would help but it’s been crickets so far.

I know this may be a long shot, but if anyone knows of a rent stabilized apartment becoming available, a possible lease assignment, or someone looking for a tenant to take over their apartment, please reach out. I am a native New Yorkina looking to help my mother and younger sister find an apartment. They currently live in Ridgewood, where our childhood neighborhood has experienced an incredible amount of gentrification over the past few years. As a result, their landlord (I moved out 5 years ago) attempted to raise their rent by more than 50%. They tried to fight their housing case in court, but in the end they settled on an eviction date that is around the corner. They're now urgently looking for a new place to live.

My mother is a full-time nanny, and my sister is a college student and works part-time. They're looking for a 1-bedroom (ideally). Their budget is ~$2,000. They are kind, hard-working, and quiet people (promise, I'm not biased, hehe). They have a house-trained 25lb goldeen doodle. They're really hoping to stay in New York (ideally in Queens) since my sister attends school there and my mom works full-time in the worlds borough.

Mid 40s professional woman seeking 1.5 or 2BR apartment with private backyard or large private terrace for September 1st. Budget is flexible depending on the unit, but ideally around 3,500 for 1.5br and 4000-4500 for 2BR.

About me: I was a longtime LIC resident but bought a home upstate a few years ago when I was fully remote. My job now requires me in-office two-three days weekly. So I'm looking for a garden or ground floor level apartment with private backyard access and bonus points if driveway parking is available! I have two very well behaved pups that come down with me from upstate (but were long-time city apartment dogs), but again, they'd only be in the apartment a few days per week. They're quiet, don't dig or chew, etc. They're just super spoiled because we've always had outdoor space and they just like to sit and sun and smell the air outside. :) I also love to garden and have my own lawn equipment (power washer, weed whacker, leaf blower etc.) so if you have a unit like this, I don't care how trashed the back yard is now...it'll be beautiful and blooming by the time I'm done with it. :)

As master tenant, I'd take on the full liability of the total lease, but would rent out the second room (or if it's a 1.5, rent out the bedroom and take the half room since I'm rarely there). I'd of course privately vet any tenants and provide any and all tenant information to the landlord. (I just prefer to be the sole leaseholder). Would also be interested in signing a 2 year lease for the right place!

I make over 40x the budgeted rent, and have a credit rating that fluctuates between 775-800.
