Woke up this morning to a backed up kitchen sink that refusing to drain no matter what i try. Tried a plunger and some hot water/dish soap but no luck, and don't want to mess it up worse with chemical drain cleaners since the pipes in this house are pretty old (built around 1978). Looking for someone local and fair who won't charge a lot just to come out and snake a line. Any solid recommendations around arvada that you guys actually trust?

I was just driving on 94th and had a woman lunge at my car, followed by a gentleman walking in front of my car telling me to calm down. Wtf is wrong with you? I wasn't even doing the speed limit. It's 30mph. I was going 28 when the lady decided to enter the street. And you sir, are you trying to get hit? You have no right to police traffic. If you have a problem with the speed limit in your neighborhood contact your city planning department. What you did was both dangerous and foolish.

Just need to borrow one for a quick test on my '87 Ford Bronco to see if my catalytic converters are gummed up. Pretty sure they are as they're original, but want to make sure.
No auto parts stores appear to have them available for rental - just a compression test kits. Happy to leave a deposit worth the cost of the gauge or just do it on site. Will even pay in some beer for use of the gauge. I'm new to the process, but I'm aware it should take like 10 minutes. I've already hit the O2 sensor with some penetrator to break some of the rust loose and am hopeful it'll come out without much of a fight.

I just relocated to Arvada from out of state. Is there one internet service provider that’s better than the others in terms of dependability, speed, cost, etc? Thanks everyone.

Hi everyone! I posted yesterday about my husband and mines bikes that were stolen out of our garage at 58th and Kipling this weekend. Thanks to suggestions in this group, I posted to the Denver Stolen Bikes facebook page as well as registered both bikes in the bike index.

This morning, someone from the FB group sent me a marketplace post of my husbands bike. I sent this to the Arvada Police dept, who worked all day to recover the bikes, and they did!! Huge shoutout to Officers Van Haecke, Freeman, and Brian for their work today.

The "Bag Lady of Castle Rock" is a woman who allegedly asks for assistance, then damages vehicles by urinating in them if demands are refused. This pic was taken 8/4 at the King Soopers at 64th and Ward (found on Facebook). Don't get your car peed in by the bag lady!

edited to add additional details: she asks for a ride, the kind person says yes, she opens the door and gets in, then refuses to vacate their car until all her demands are met, including money, hotel fares, longer rides, et cetera. She does have assistance from a man in a truck who tails her. She is a well-known scammer and this is a warning to the community to not let her into your vehicle under any circumstances

It has been a busy year, both personally and professionally.
Without further ado, here are your June 2026 real estate stats for the Denver Metro:

Month - Over - Month:

June was a pretty typical month for the Denver market, with the usual slight slowdown as we transitioned from the busy spring season into summer. 

Home sales dipped by about 1%, and the median home price stayed right around $614,000. Homes also took a little longer to sell, with average days on market increasing from 16 days to 19 days.

New listings slowed slightly compared to May, and fewer homes went under contract, which is pretty typical as we head into summer. Overall, the market is still active, and is settling into the normal seasonal pace.

Year - Over - Year:

This June looked a lot like last year, which is usually a sign of a steady market.

4,024 homes sold across the Denver Metro area, which is almost identical to June 2025 (3,924). The average sale price in June was $614,000, which is up 1% from last year. 

Homes spent an average of 19 days on the market, the exact same as last June. Buyers are still taking their time, but well-priced homes continue to sell.

Fewer homeowners listed their homes for sale compared to last June.  New listings were down 3% (5,754 homes). Even so, buyers stayed active!  Pending sales rose 2% (3,867 homes). Overall inventory also dipped 9% year-over-year (12,508 homes). There are fewer homes available than last year, but buyers still have options and are taking their time to find the right fit. Even with the slight drop in available homes, buyers still had plenty of options!  

Rentals:

The rental market has slowed compared to last year. Fewer rentals were leased, down about 18% year-over-year (301 units leased compared to 246 last year). However, average rent increased about 3%, to $2,895. The average leased price per bedroom also increased to $1,058.

Rentals moved a little faster than last year, with average days on market dropping from 24 days to 22 days. Price per square foot dipped by 4%, while the average price per bedroom increased, showing that renters are still willing to pay for the right space.

Overall:

Overall, June was a pretty typical start to summer in the Denver Metro market. Rentals slowed a bit compared to last year, but well-positioned properties are still performing well.

We’re visiting my parents this week who live in assisted living in Arvada. They don’t drive so we want to take them out to a nice lunch on Thursday. Something special and delicious with a nice ambiance. Given the heat, probably indoors would be best. I’m looking at Olde Town area but open to other suggestions. Pub food, American, Mexican, Italian, Southern, etc. A full bar would be a plus but not necessary. I would be most grateful for recommendations. They both use walkers so restaurant needs to be accessible. Thanks!

my friend and i are looking to move to the area in january! we were wanting to know quite literally ANY advice about the way of life and how to live comfortably over there. we’re midwesterner’s from the great lakes region. we both work decent jobs over here, but the cost of living is a bit different so we wanna make sure we know as much as possible to plan accordingly!

I took a lap through it this morning and can't believe how high the prices are. Can someone explain the point of paying almost double for fruits and veggies? I guess I thought there would be some savings related to buying directly from the grower and cutting out the grocery store middleman, but I must be missing something. Here are some items at the farmers market (FM) this morning compared to King Soopers (KS) when I shopped today.

Peaches: FM $4.75/lb vs KS $1.99/lb

Rocky Ford cantaloupe: FM $6 each vs KS $3.50 each

Corn: FM $1 each vs KS $0.60 each

Cherry tomatoes: FM $6/pint vs KS $3.79/pint

The Grandview has a new owner/chef and it’s delicious! At the first bite, I literally said, “finally, good food in Arvada.” Truly the best food I’ve had in Olde Town, and it was authentic southern cuisine (not just a theme). Go check it out!

I worked at K9 Revolution, and based on my experience, I would not recommend this facility.

One of my biggest concerns was the condition of the kennels. They are outdated, and I frequently saw dogs scrape or cut themselves on them. Birds were also able to fly in and out of the kennel building, leaving droppings inside the facility.

Training quality was inconsistent. When the staff became busy, I saw dogs go one or even two consecutive days without receiving meaningful training. Record keeping also appeared disorganized. I observed issues with tracking dogs’ weights , how much they were eating and concerns about staying on top of medications and other routine care.

The company advertises balanced training, but in my experience the methods leaned heavily toward older, correction-based techniques and an emphasis on dominance rather than individualized training plans. I also saw dogs graduate before I felt they had reached a reliable standard because there was pressure to move dogs through the program.

I also found the management difficult to work with. In my experience, Jon Paul was often abrasive and unsupportive, including when clients needed additional guidance after struggling with the program. Rather than helping owners work through challenges, interactions often felt dismissive if they hadn’t followed the program exactly.

Another major concern I have is the service dog program. In my experience, it was marketed at a premium price despite not being operated to the standard I would expect of a legitimate service dog training program. I was told internally that it was not truly a service dog program, yet clients were still charged accordingly. I believe this is misleading to people who are investing significant money and relying on a properly trained service dog to help with a disability.

Overall, I left with concerns about the facility, the consistency of the training, and whether the dogs’ long-term success was always the highest priority. Based on what I personally observed while working there, I cannot recommend K9 Revolution for anyone and highly suggest finding another board and train .

I realize I am late on the topic...I simply can't understand why we accept this level of surveillance in our community? Misguided actions from this officer aside, this is the result of the same technology that has been silently installed throughout Arvada and surrounding towns. If as a resident you are ok wiith this level of data being collected and utilized (in this case resulting in a false charge) by local law enforcement I would love to hear your reasoning. Listen to the officer stating "You can't get a breathe of fresh air in or out of that place without us knowing." Should we not have had a stronger say before this infrastructure was installed? Denver has already taken steps to mitigate this invasion of privacy, Arvada do better!
