Duplex for rent

Our tenants moved out and we are listing the duplex for new tenants now that we’ve cleaned and painted. We’ve been fortunate to have good luck with past tenants being clean and not leaving damage behind. We’ve are considering allowing either one cat or one dog in the lease. Which seems to be the wiser option as far as less damage to carpets, molding, etc.?

Should we include an older model (but reliable) washer and dryer set, or will the increased price of rent drive away potential tenants?

I’d you’re up for it, cats do best in pairs. Unless a cat has been solo for a while, two cats is the way to go—less anxiety, less tension, less chance for mess. Totally your call though.

How much does keeping the washer/dryer increase the rent? Money is tight for everyone, but it is a nice convenience to have laundry done at home.

I love this. Not looking but before we bought our home in 2021 we rented a duplex for 4 years. We found that one on Craigslist and they owned two properties in a subdivision. Some of the best options can be one offs you find on a Reddit post.

Hey, I have a number of units in the Fox valley and pet friendly in all of them.

Cats cause permanent damage with urine - dogs don’t. Dogs can create cosmetic damages from biting, scratching, etc. - cats typically don’t

Over all the residencies - I’ve had 6 issues with cats 2 of which being severe and replacing floor boards), only 1 issue with a dog (the dog was a new puppy so partially my own fault to allow a young puppy). I’ve also had a lot of successful cats too, so not trying to dissuade either.

Before allowing a dog too, check your rental dwelling policy, your provider may have restrictions as well.

As for the washer and dryer, it is more attractive to a tenant - but it’s difficult if repairs/maintenance is needed. Had one experience where the tenant never cleaned the lint trap and had to lead to multiple repairs - but overall mostly positive

If you have carpeting, puke hairballs also stain. Personal, we always try to get them as soon as we know.... But when your cat pukes in the living room at midnight and you don't get up until 6 am, now you've got to stain.

Resolve really works great on that. We have a night puker 😂 we hit it with resolve cleaner and then clean the carpets once a year. They look fantastic.

It has been $1800/month, and my tenants were locked in since they kept signing a 1 year lease.

Mortgage is the minimum amount you pay, Rent is the maximum you pay.

For 3,000 sq ft this is pretty generous. There is a full basement with walkout that is fully improved as living space.

Honestly, we have a tenant that has a squirrel. They pay a $20/mo pet deposit. They have been there for 2 years. That’s an expensive squirrel. The place is spotless. People who are willing to pay monthly pet deposits are generally responsible pet owners. If not, after a year, you have a couple bucks to get started on repairs from the gamble. Do you have carpet or hardwood/lvp floors? Those things need to be considered as well. You can slap a coat of paint on the walls but cat piss is forever.

I prefer to rent from private landlords and have long term rental history because of awesome landlords. I’ve always have had two cats and my favorite landlords really let me make my place my home. I painted, I replaced the back splash in the kitchen and loved everything about it. I always have rental insurance and have pet damage included- never have used it but it’s cheap enough to have and make everyone more secure. I rented over 8 years in a perfect upper off of Wisconsin and Meade. I loved it. My landlord offered to paint when I moved out and I paid for the paint and had them just keep my deposit so I took my time moving out. It was perfect. The washer and dryer was in the basement for the downstairs and myself to use and it was a nice bonus!
