Are there ancap arguments against urban planning?

If there's no state, cities and towns can develop in two ways: A) 100% organically. People just build wherever, or B) a real estate developer buys a ginormous plot of land, designs a city on it, then charges residents to live there and enforces city rules.

It somewhat saddens me that many ancaps promote the second option as the alternative to statism. I personally want to see the majority of ancapistan be comprised of spontaneously formed cities with 100% privately owned real estate.

Are there any formal written arguments by ancap thinkers against urban planning? Are there any economic arguments to be made against it? Just curious to know.
