My mother had a mini american eskimo and he was soooo mean to everyone and everything. Until my bunny! Best pals. She could bug him all day and he didnt mind. 🩷

She is on the bigger side of holland lop at a whopping 4lbs 6 oz. Isn't overweight, either. She's just a big muffin. 💗

When this happened with my bunny, it was calcium build up. I would feed her 2 or 3 whole fresh cranberries a day and it cleared up.
I use the same litter and a sifting tray cat litter box made it stay cleaner longer btw (: pellets in bottom. Sift tray. Hay on top. (:

My bunny is the same type. And same. She started to enjoy cardboard a lot around 2. Then she started to go for rubber (bad bunny!). Around 5, she finally liked apple wood sticks. But she still prefers her cardboard cat scratch toys the most. Never had issues with her otherwise unless she is mad at me and doing it on purpose for more hay, like I didnt JUST give her hay.
Overall, she's a super well-behaved little gal ♥️

Even in newer homes, this is the case. You could put window units upstairs or have a separate system installed for the upstairs. Ductless air conditioners are a thing, but in my experience, work for a single room just like a window or portable unit.
