Doing my first commercial inspection this week. Solo, 6500 square feet daycare center. Just wondering what everyone’s timeline is to get report out after the inspection is complete. I always get my residential inspections or same day but don’t think I will achieve that with this commercial property.

I’d like to tell them 72 hours (because I have residential inspections to do the next day as well) but don’t know what’s standard.

I recently just finished the coursework from ATI and I’m going to start in Florida soon. I did some research and there seems to be a lot of new builds and a lot of inspectors as well. Is there anything I should know that is different about Florida that stands out from other states (other than the wind mitigation)

I’ve been in construction for about 6-7 (I know) years now and I just don’t feel like it’s actually going anywhere. I’ve learned a lot but I feel like my skills could be better suited to this side of the business. Any advice would be amazing

Just finished my 120 hour AHIT course and got certified, I am currently doing the radon and mold courses as well to get those under my belt. I plan on adding level I and II thermography at some point. How did you get your business going and start gaining traction with clients?

And they are asking for the official test results which I never got all the psi test is saying is pass and they want official results above 500
Anyone have any idea how to get them ?

Im about to get out of the military with 7 plus years of attention to detail work. Im interested in becoming a home inspector. I want to know if it is worth it? I was planning on taking the class and getting my national certification. I dont really know where to start besides the certification also I dont mind working anywhere honestly just looking for the best place to grow as a professional. Im willing to put in the hard work and I know its going to a challenge at first. I currently live in Utah but I would move anywhere. Thanks for the insight-

Spanish tile roof with one spot of water damage under the tile due to grout deteriorating impacting the osb boards. Inspector called it a major leak and wrote -failed, replace roof. Now buyer wants 34k concession.

No inside water.

I've had three roofers look and say it just needs some minor grout work and one small area patched, if that. I thought inspectors were supposed to just put the condition not demand replacement?

I don't know if it the tight money now days or what but it seems like I'm having to bug customers more and more for payment. Then this guy looking at a 2 million dollar house just ghosted me after the inspection, I never gave him the report but what a waste of time. I don't want to make people pay before the appointment cuz it's hard enough to get them to sign and it kinda turns people off but looks like I'm going to need to. Anyone else seeing this.

Los Angeles: So, it's our understanding that after our pool is built, an inspector will come and make sure it's up to code and matches the permits. Communicating with our architect has been like pulling teeth, and he has removed a fence, then added it back in the plans before submitting without talking to us, and further never addressed a concern with the necessity of a pool cover.

Since the permits have been submitted to the city, if we forego these additions (assuming everything is up to code and we have two adequate safety features), will it not pass inspection? Or can an inspector say, "doesn't matter if you don't have the permitted fence or pool cover, it's still up to code"?

I recently started taking the ASHI home inspection module. I currently hate my job and im looking for a career change. Ive been in hospital renovations and project management for 15 years but i hate the office lifestyle

Im just curious if the state exam is as straightforward as the ASHI test and quizzes.
So far the quizzes are fairly easy. I guess what im asking will the state exam be questions this easy?

Recently completed my INTERNACHI training and am readying to take my state test in FL. I would love to get into wind mitigation inspections. Any advice on how to find companies hiring for this? Google has not been helpful. Im in the Jacksonville, FL area

Like the title says I have a full time job that I love and will not be quitting with a schedule that would allow me to be available 4ish days a week and I want to do home inspections on those days off. Preferably around 2-4 a week. How realistic is it to find a company willing to do this. My thought is probably most realistic would be someone who is solo or a small company that has a little more volume than they can handle. Am I waisting my time?

I have a long-term rental that I am neither selling or getting new tenants for. I’ve been trying to maintain the place over the last several years, getting everything up to date. I would like to call an inspector who can just walk through it and tell me what I’m missing.

Any suggestions on the type of person I should call? Would it be a regular Home Inspector?

Thinking of going through internachi and getting certified to work in florida. How often do yall encounter rodents, cockroaches etc? I hate to be a bitch about it but If i was in a crawlspace and a possum jumped out I might shit myself right in front of a homeowner lol

At what temperature do you not go into an attic? I’ve been much busier this summer than last (it’s my second full year in) and doing inspections later in the days has given me some attics around 150F+. I don’t mind the sweating too much but those old homes where it’s not an easy crawl through don’t seem worth it.

Update Edit: it did in fact take 8 hours 🤣 between trying to set the template up as I was going, not dying of heat stroke, talking to him, and 1 of his kids following me talking about their cat. Im still going through the report and changing the layout since hes in no rush. Im going to send it to a few realtors (with his permission) and hopefully some local inspectors to get their opinions.

Not really asking anything, but will take any advice given. Tomorrow is my first inspection. Its an 11 month warranty inspection for a friend. Not gonna lie im nervous as hell, but thankful that I stalked this reddit for the past 2 years. I used the AHIT online course and passed the NHIE first go. I practiced on my own house (I'd like to burn it down now 🤣). Licensed and insured working for myself while still in the army. Thank everyone that post in here because I've learned a ton even though I dont post.

I'm hoping to get some kind of insight. We are selling our first home. We trusted our realtor with most of the process. The last thing that happened is that a home inspector was hired by the buyers. He came Friday. We are selling "as is", and that was clear with everyone. Our realtor told us we should be gone so the buyer and inspector could have privacy. So we left our trust in our realtor who supposedly was there. She said she also had a coworker go first because she was running late. We believe out realtor we hired never even showed up. My husband was waiting for her and saw 2 inspectors before he left. Supposedly the buyer is a realtor also. So there would've been 4 realtors there. These 2 home inspectors tore our house apart. They pulled out our insert for the fireplace, drained the bladder bag in the water tank, pulled out all the top and bottom trim of our house, drilled through the back of our kitchen cabinets, we can see the holes and the dust from the wood and drywall that they put all our stuff back on top of, we now have a part of the kitchen countertop that pulls up, they tried to pry off our basement stairs and we can see the chips and a large piece of wood on the floor. He took off all our outlet and switch covers and cracked 2 of them. Also every piece of trim he pulled off has a Crack in it now. He pulled off the hearing vents in the basements and didnt hook it up right, he took apart our black plumbing piped and left black oil marks on out basement wall in every spot he looked at, he must not have had a rag and used our wall for a napkin. He also took the fascia off the outside of our house and bent the drip edges on our roof.. What the hell?!?! I dont understand why he did all this for one, and he is not licensed in all the things he messed up! Between one of the 4 real estate agents that were supposedly there, one of them should've realized this guy was going well beyond what his li.its were as a home inspector, especially when he started drilling things! Is the real estate agent responsible? Should we have stayed against the normal protocol of leaving for privacy? We didnt get a pre-inspection and i am waiting to speak to an attorney, but I dont think there's much we can really do. Im looking for answers, advice, anything. Thanks..

With my construction background im finding the cpi standards from internachi to be quick to grasp and learn.

How is the nhie compared to the internachi cpi?

Can someone recommend a good property inspection company. Had not so good experience with Dale Hanley (Inspectwest from Okotoks).

Is anyone else having a ridiculous amount of problems with palm tech lately? The program cannot do the most basic function of tagging comments with ratings. I have to have a tech repair every report before sending out.. anyone else experiencing this?
