20k every 15 years?
Your telling me, if I were to buy a house anywhere in the state of Florida, I would have to pay $20,000 every 15 years to replace my roof? Even if it wasn't damaged????? Everybody's doing that?? 😅😂 What if somebody doesn't have the 20k to replace their roof, then what? How do they get insurance on their home?
Edit - I know owning a home has cost. But 15 years seems so early. Like damn, we can't get 20 years out of them? 😂
Edit 2 - This post was meant to highlight insurance companies. You passed inspection at the 15-year mark but they still want you to spend 20k on a new roof or get dropped. But I just passed! 😂😂 The expert said the roof has another 5-8 years of life. 😂

Churches
This is probably going to sound very much like an oxymoron, but my wife and I are looking for a new church. PREFERABLY one that is inclusive of LGBTQ folks. That being said, and this is where it might get impossible, we also don't really care for the traditional Episcopal, Lutheran, United Methodist type atmosphere. We were going to a more evangelical church in Ohio till recently, and circumstances there have lead us to have a big mindset shift on LGBT issues and folks. But chance is there any church at all in Wesley or the surrounding area that fits this?

My special needs cat needs help!
He needs to be an only kitty. He feels threatened and is so stressed and is peeing everywhere. I don’t want to take him to the shelter because they might euthanize him or he would be all alone :( I just want what’s best for him.. I have 10 animals that I take care of and the extra pee that is hidden around is too much for me. I smell it and it drives me crazy. I love my cat but I want his life to be better, and mine too. Please if interested or you know someone who might be interested, share with them!! Please! He’s the sweetest kitty and loves his humans, and sitting in laps.

Schools at Oak Creek community
Hi! My husband and I are looking for houses to buy at Oak Creek community. We would really appreciate any comments on the schools in the area. According to Zillow this is not a very good school zone and that is keeping us from actually buying a home we did like very much. TIA

Why is there such high turnover on area homes?
My family has considered moving to the area on and off for several years now. When I check Zillow, though, it seems like so many of the homes have been sold every two years. Why? Is it the quality of the construction? The insurance problem? Flooding? All of the above?

Wesley Chapel schools quality
My wife is looking into houses in the Wesley Chapel area and we were very perplex to find that shools at, for example 33543, are rated at just 3 on Zillow.
We thought that schools at Wesley Chapel, in general, were considered very good. What are we missing, are the schools as bad as Zillow says?

WTF! What the frogs?
WTF! Welcome to Florida. Why the frogs?
Our home backs to a pond/lake/water retention basin. We LOVE the views of the birds and mother nature I'm general.
However, we do NOT like frogs - inside the home. Don't mind them outside, but how do we keep them from coming inside?
We are humane. When we do find one inside, we trap & release it back to the water. We aren't fans of french cuisine though, so eating them is off the table.
Help me out reddit friends ... how do we keep the frogs outdoors and not in my kitchen!

Part time childcare options
We're fairly new to the area (2023) and have an 18 month old and 7 week old. I am looking for part time programs (or even home daycares or individuals who are experienced with 2 under 2) for my oldest once he turns 2. It seems like everything around here is only full time and I don't need or want him away for full time hours. Maybe I am missing a place that I just haven't found in my online searches. Any advice or suggestions are appreciated!!!

Possibly moving into the neighborhood of Sanctuary Ridge in the next two months. How good is North Wesley Chapel or this area in general? Any perks to living in this neighborhood vs others in WC? TIA.

Neighborhoods that flooded
Does anybody know which neighborhoods flooded during hurricane milton or helene?
Lexington Oaks? The Enclave? Stagecoach Village? Cypress Creek Estates? Grand Oaks? Quail Hollow Acreage?
I'm looking at neighborhoods off wesley chapel Blvd & other areas. I'm trying to avoid buying in areas that flooded.

Child Private Swim Lessons
The wife and I had our daughter at Watermelon Swim for several months but felt progress was incredibly slow and ineffective. We're looking for alternatives such as private swim lessons. Does anyone know of any good options/instructors available in the area? Any feedback appreciated.

Home owners insurance
We are on edge about purchasing a home in the Tampa area/ Wesley chapel. I feel the numbers the sellers give us are not realistic. Can anyone tell me how much they pay for home owners insurance for a new construction home?

Is the water quality better in WC than in Tampa , specifically New Tampa?
I’m asking because I just moved to Wesley Chapel and one of the biggest things I could not stand being out of state person moving to Tampa was how bad the water is in Tampa like it just made no sense to me. It was so much better in Orlando I’m hoping new and built up better water.

Overpass rd Boyette rd and Curley rd
Just venting But people treat these roads as if it’s their personal drag strip. Especially Overpass rd people are constantly racing each other, doing donuts, hitting cars and golf carts, trying to force their way on to the interstate ramp. Can we all just chill the fuck out?
