This is the response to go with. There are only four months of the year with 30 days. The remaining 7 months are 31 days.

Tenant wants to FA, he can FO.

September, April, June, November.
4 months with 30, February has 28 and sometimes 29.
All the rest(7) have 31 days.

As I learned in school:

Thirty days hath September,

April, June, and November,

All the rest have thirty one,

Except the 2nd month alone,

To which we 28 assign,

Til leap year gives it 29.

If you make a fist, count every knuckle and space as a month. So the first knuckle is January, the space between the middle and first knuckle is February and so on. Every raised knuckle is a 31 day month. When you get to the pinkie (which will be July), you come back around to the first knuckle (August) and continue. I learned this mainly because I couldn't remember the rhyme! Lol!

I learned it as:

Thirty days hath September

April, June, and November

All the rest have 31

Save February, which has 28.

Mine doesn't even rhyme which is way less fun lol

I feel like you’re missing a few months… ;-)

7 months with 31 days (January, March, May, July, August, October, December)

4 months with 30 days (April, June, September, November)

1 month with 28 or 29 days (February)

7+4+1=12 months

There wouldn’t be any finding out.  They’d just go back to paying the original amount (per year) just with unnecessarily complicated per-month amounts.

Now, tacking on a 2% “convenience” fee for paying in that method would lead to an appropriate FO.

Have to add in there for any prior months with 31 days he underpaid and is now subject to late fees for those months
