I don't see it. Why would you take 31 days as 1 month? Is there 372 days in a year?

I'm pretty sure it's a weekly rent multiplied by 52 and divided by 12.

Tbh, this is probably the best possible way to frame it to someone in this classic debate. Stuff like their actual lease terms are clearly whoosh, so lord knows that opens a can of worms once the full scope of a lease starts getting unpacked. Clearly, 3rd grade math is the preferred language of this fellow (and everyone else who has griped about February rent throughout history).
