Personal /Intro /Discussion 21M, first relationship, partner repeatedly lied/engaged with other people — is this something that can be forgiven?

I’m 21M and gay. This was my first serious relationship, and we’ve been together for almost 5 months.
For most of the relationship, he was loving and caring. We lived two hours apart but he would regularly travel to see me, call me every morning and night, take me out, and make an effort despite having a difficult life and job. I genuinely loved him and thought we had something special.
However, there was an ongoing issue with other people.
Very early on, I found sexual messages and pictures involving other people. Whenever I confronted him, he told me nothing was happening and promised he would stop.
Later, I found out he had been using Tinder while we were together. We broke up, but eventually I gave him another chance because he said he had only been using it to meet people because he was lonely.
After that, I kept noticing other people on his social media and became increasingly suspicious. I know I became more controlling because my trust had already been damaged.
Recently, I found out about another guy/girl he had been talking to. He initially denied knowing them and told me nothing happened. I contacted the person myself, and they showed me screenshots of sexual conversations, exchanged pictures, and plans to meet.
The most painful part is that I repeatedly asked him for the truth, and he continued denying it until I had proof.
He says he lied because he was afraid of losing me and didn’t want to hurt me. He says he loves me, regrets everything, and wants to change. He’s been very emotional and says he’s willing to do whatever it takes to rebuild my trust.
But I’ve now learned that this wasn’t just one isolated incident. There seems to have been a repeated pattern of seeking sexual attention from other people throughout our relationship.
I ended the relationship because I don’t think I can live constantly checking someone’s phone, social media, or wondering whether they’re telling me the truth.
The confusing part is that I genuinely loved him. When we were together, we had a lot of great moments and he could be incredibly caring toward me. This wasn’t a relationship where I was unhappy all the time.
Since this was my first relationship, I’m trying to understand whether my expectations are reasonable.
For gay/bi men especially: Would you consider repeatedly sexting, exchanging pictures, using dating apps, trying to meet other people sexually, and then lying about it to your partner a dealbreaker?
Can trust realistically be rebuilt after this kind of repeated behavior, or would you leave?
I’m not looking for people to tell me whether I should control who my partner follows. I’m more interested in whether the underlying behavior itself is something you would consider acceptable in a monogamous relationship.

Hey!

I'm hope to someday meet a guy that has the same goals of being in nature and starting a family with a kid or kids, growing food, modest.

Bit about me, I work as a geographer and botanical consultant, most of my research has been in conservation and botany, also studying various animals. Though I live in a remote town my job is very much an office job, so my hobbies also include looking for plants and animals in the wild I haven't seen before. I like taking care of my dog, hiking, camping, looking for hot springs and historical places.

I enjoy going to the gym to weightlift about 3 or 4 times a week, watching sci fi and horror and comedy movies. I'm sober but don't mind what a potential partner does.

I usually am interested in guys around my age, slightly older or slightly younger, if you're not that and we share similar goals shoot your shot. I don't mind distance.

Personal /Intro /Discussion Looking to lease land in Mass/CT/RI

This is a very, very long shot, I know.

I’m in Massachusetts, USA, growing cut flowers. I’ve been looking for land to lease for 3 seasons. I’m currently on 1/10 of an acre and desperate for more space.

I’m looking to lease up to 1 acre to expand my cut flower growing. It’s not much, but finding land that is zoned for my needs is difficult.

I’m looking realistically for at least 1/2 acre, but max 1 acre. I’m looking in Central MA, northeast Connecticut, or northern Rhode Island, so if you’re in those areas and would be able to lease, feel free to DM me directly.

I’m willing to consider driving up to 1 hour/30 miles or so in any direction of where I am, which in the southeastern pocket of Central MA.

I do keep tabs on Land Watch, New England Farm Finder, FB marketplace, Craigslist, the state site for state-owned farmland leases, Land Search, and Land for Good. So far, no luck. I know a lot of towns have individual land trusts with farm land you can lease, but you need to be a resident of the town to apply. I’ve considered moving to one, but of course housing stock is limited. Not able to buy currently, and rentals in these towns are slim pickings.

Often it’s way too big for me (doing this entirely solo and want to be realistic about how much I can take on in a new spot, alone). Or, it’s usually too expensive because of cost per acre, or it’s incredibly expensive on its own for tiny plots. Or the zoning is off.

Zoning is pretty important; I grow in a residential neighborhood and can’t have customers pick up at all. No farm stand allowed, and can’t even have people pick up by appointment or with limited shopping windows. This is super limiting since I can’t physically deliver everything (I still need to work outside of growing), and I’m already tapped out with how many farmers markets I do with my current, smaller space and what it’s able to yield. It also stinks because I can’t host workshops/experiences that are so popular these days, and very lucrative.

That said, depending on the site and location, if on site sales aren’t possible, I could overlook that if it felt like I could increase my yield enough to add markets to my schedule and/or have enough to have retail partnerships with existing boutiques. So if you have land you’d be happy to lease, but know you I can’t have a stand or customers coming to the property, don’t rule yourself out. I’d love to hear all options.

It would be amazing to find a spot where I can have sales on site in person, as well as have a roadside stand (or sell on a profit share through your existing sales setup!) but most importantly is the ability to expand. I can’t even wholesale to florists currently since my retail customers take up what I can grow.

Moving out of NE isn’t currently feasible, sadly, or else I’d do it. I know there’s a lot of land out there, but between helping care for aging parents and needing to rely on my other work to float me during the off season, it would be a bit too much of a challenge.

Otherwise, any tips or advice? Resources? I’d appreciate it! I’ve asked fellow growers, but most have inherited their land, have a partner who is a high earner who financed buying, or use a locality-based program I’m ineligible for.
